**About the team**:
The **Property Services Team Manager** is a newly created position and is a great opportunity to not only help shape the scope of the role but to join the growing Property Services team that is looking to the future. The role has the flexibilityto be based across the Midlands or South East as long as you are happy to travel. The team is critical to keeping the OSB Group estate running and our staff and customers safe. As the **Property Services Team Manager** you will be responsible for diagnostics of plant, contracts and compliance as well as leading the development of capital asset plans. As an organisation we are proactively involved in identifying, managing andupdating processes, assets and services that have an impact on the environment and this is your opportunity to plays a significant role.

The successful individual will need to work from Chatham 2 days a week with the rest of the week spread across the 14 OSB offices and branches.

**What you will be doing**:
In this role, you will manage your own diary and be responsible for managing and coordinating all critical assets across the OSB Group estate.

Your responsibilities will include
- Carrying out routine quality checks on reactive and planned works; identifying areas of contractual non-compliance and rectifying
- Identify and diagnose M&E plant that requires additional servicing or replacement
- Develop standard operating standards
- Prepare and review Method Statements and Risk Assessments
- Completing detailed building condition reports and developing capital investment plans to enhance asset lifecycles
- Scope and define how we can make our premises intelligent, efficient and cost effective in line with our Environmental, Social and Governance (ESG) policies
- Travel is an essential part of this role and you will be required to drive between all our UK estate with potential future travel to India

**In return for your commitment**:
We offer a base salary dependent on experience and location upwards of £48,000, £4,800 car allowance and a competitive benefits package

We are looking for talented individuals who have the experience and knowledge set out below:

- Full UK driving licence
- Qualification in Mechanical & Electrical / engineering is essential
- Previous work experience within technical M&E role
- Strong demonstrable experience in managing 3rd party supply chains, service agreements and negotiating contracts
- Excellent stakeholder management skills
- Advanced skills in the ability to problem solve, root cause and offer continuous improvement
