**Job Title: Estimator & Quantity Surveyor**

A.T. Nolan (Building Contractors) Ltd is a reputable construction firm specialising in small works projects, including commercial refurbishment, new build, fit-out and facilities management, with typical individual project value ranging from £10k to £1m.

With a commitment to quality, efficiency and client satisfaction, we are seeking a dynamic individual to join our team as an Estimator, with or without Quantity Surveyor experience.

**Reporting to**: Directors

**Delegating to**: Internal and External Staff

**Working with**:
**Internal**:
Contracts Manager, Site Managers, directly employed site staff, Operations Director, Pre-Construction/Bid Team, Commercial Team, and Finance Team.

**External**:
Clients, Sub-contractors, Suppliers, Customers, Utility Service Providers & Local Authority Personnel.

**Main Objectives**:

- producing detailed estimates for opportunities presented to the business and carry out tender adjudications with the Directors
- analysing plans, bills of quantities and other project documentation in order to estimate costs
- researching, sourcing, negotiating and obtaining the best prices and quotes from suppliers and subcontractors
- analysing data that can affect costs (such as the company’s productivity rates)
- assessing the financial, technical and operational risks of the project
- visiting project sites to gather information
- staying aware of the latest construction technologies
- keeping up to date with the latest regulatory and legislative requirements
- inputting into decisions over whether to bid for the project
- working closely with key members of the project team and liaising with clients and suppliers
- keeping detailed records and writing reports
- Reporting to the Directors on all matters concerning estimating progress

**Duties and Responsibilities**:
The role encompasses a variety of tasks including but not limited to:

- Issuing enquiries to subcontractors and engaging with the supply chain.
- Analysing quotations and liaising with Project Managers and Site Managers.
- Conducting client and subcontractor pre-start meetings.
- Managing purchase orders and engaging with material suppliers.
- Attending financial and progress meetings with relevant stakeholders.
- Providing advice and support to optimise contract resources.
- Offering feedback to enhance contract pricing and profitability.
- Ensuring compliance with Company Policies and Procedures.

**Skills, Knowledge, and Aptitude**:

- Proficiency in IT packages including Microsoft Office and bespoke software.
- Strong relationship building skills.
- Proactive and self-motivated approach.
- Commercial awareness and understanding of construction processes.
- Excellent oral and written communication skills.
- Effective negotiation skills internally and externally.
- Positive attitude and ability to integrate into the Construction Team.
- Strong organisational skills and ability to prioritise tasks effectively.

**Qualifications and Training**:
**Essential**:

- CSCS Card.
- Minimum NVQ Level 3 in a construction related discipline or relevant extensive experience.

**Desirable**:

- NVQ Level 4 in a construction related discipline or relevant professional qualification (RICS or CIOB).

**Experience**:

- Experience in developing and managing contracts within the construction sector.
- Proven track record of delivering high quality, customer centric services.
- Competence in a technical construction discipline.
- Procurement experience with external contractors and consultants.
- Negotiation skills for contractual claims and variations.
- Experience in preparing management team financial reports.

**Special Requirements**:

- Current full UK driving licence.
