As a Maintenance Person for the Bayswood Care Group you will be part the care homes team and as such work with other staff to ensure the safety of our Service Users, visitors and employees.

The work can be both physically and mentally demanding. The job includes carrying out all reactive Maintenance and mandatory compliance. Repairing everything from leaky taps to broken sockets, light fitting to damaged fire doors. Such is the scale of variety in the job. In addition, maintenance carry out their mandatory Health and Safety checks including Audits of the building, environment and equipment contained therein.

Often this position will require you to work in our residents’ rooms to carry our repairs and remedial works. Therefore, the ability to feel comfortable around people living with dementia is essential.

You will work directly to the Estates and Facilities Manager as part of a small but very proactive maintenance team.

**Person Specification**:
**Professional**
- This Maintenance role would ideally suit an ex-tradesperson.
- With quantifiable experience in General Building Work, Plumbing, Joinery and Electrical work.
- Hold proof of relevant trade qualifications.

**Experience**
- Be able to demonstrate an ability to manage under pressure. To prioritise tasks, communicate and report effectively at all levels.
- Genuine interest in working in a care environment preferred.
- Carry out Health and Safety checks of the buildings, environment, and equipment.
- In addition to Building work, Plumbing, Joinery and Electrical work, the role also involves Painting, Decorating and some Grounds Work.
- The job also includes diligently carrying out all the recognised weekly and monthly compliance. Including, but not limited to, the weekly Fire alarm and fire equipment checks, monthly legionella checks, water temperature checks, flushes and descaling.
- On occasion we also take on larger building projects as a team.

**General**
- There are several care homes in the Bayswood group. Although you will be allocated a ‘base’ home, the role is such that you may occasionally be required to attend another home. Either as cover in the case of annual leave or to assist another member of the maintenance team. In addition, some materials need for remedial works will need collecting from suppliers. Therefore, a vehicle and a clean driving licence is essential.
- An understanding of, and empathy with, older people is essential.
- A team player is required. However, you must also be able to work well on your own and manage your time effectively.
- You should enjoy working in a Homely, Lively and Exciting environment.

**Pay and hours**

The rate of pay is a competitive £11.50 per hour.

Based on a 40 hours standard week.

Hours are Monday to Friday - 8.00am till 4.30pm with a daily 30 minute unpaid break.

Once you have familiarised yourself, you will also be required to work the after-hours emergency on-call, in rotation with the other members of the maintenance team. This involves responding to any emergency out of hours calls for the period of a week, in equal rotation with the other team members and as a paid call-out.

Call-Outs are paid in addition to standard hours.
