**Job Title**:Maintenance Person

**Reporting To**:Estates Manager (Nurse Manager on a day to day basis)

**Job Purpose**:

- The role of Maintenance Person embraces the activities of general maintenance, repairs, and decorating in the Nursing Homes.
- The job purpose will therefore be to ensure equipment, furniture, fixtures and fittings are maintained in a safe working state through necessary servicing and repairs.

**Location of Job**: Ballyclare Nursing Home and Clareview Nursing Home

**Rate of pay**:£10.20 ph probation rate, £10.50 ph upon completion of satisfactory probation phase

**Principal Responsibilities - Maintenance**

1) Periodic servicing of wheelchairs either directly or through coordinating with a contractor to ensure resolution of the problem.

2) Fitting, adjustment, and maintenance of bed cot sides on beds where required.

3) Keeping guttering and drains clear

4) Ensure waste area containing bins is kept tidy, and bins are ready for emptying on collection day and to work with the Care Team and other staff to ensure the correct procedures are followed at all times.

5) Ensure small amounts of clinical waste in yellow bags are packed into large yellow bags and stored securely prior to collection.

6) Maintain the grounds of the home in a clean and tidy litter free state which could include grass cutting and general garden maintenance if applicable.

7) Periodic monitoring and recording of hot water temperatures.

**Principal Responsibilities - Repairs**

1) Replacement light bulbs, fuses, rewire plugs as necessary.

2) Replacement / repair of door handles / knobs / hinges and furniture fixtures and fittings as necessary.

3) Plumbing repairs such as minor leaks / drips.

4) Repair of faulty equipment where practicable.

**Principal Responsibilities - Decorating**

1) Follow decorating program as directed by Nurse Manager(s) in Ballyclare and
Clareview, to include gloss work, emulsion, wood staining and preparatory work as necessary.

2) Repair of wall cracks and removal of picture nails etc. from walls to include the making good of wall surfaces where necessary.

3) Replacement of ceramic tiles and other materials as and where required.

**General**

1) Demonstrated a proactive approach in working with subcontracts, ensuring use of preferred supplier options, completion of work as agreed with the onus on value for money whilst ensuring maximum value for the business.

2) Attend fire drill and any other appropriate training. Ensure you are familiar with fire procedures and fire evacuation.

3) Help maintain a safe environment in accordance with company health & safety policy and legislation, and avoid risk of injury / accident to self and others through due diligence

4) Demonstrate a positive attitude toward the company and personal duties and responsibilities, with good work habits and a willingness to put forth-extra effort when the situation arises.

5) Practice due economy in the use of resources.

6) The performance of any other duties and responsibilities which may be required from time to time to fulfil the requirements of the role within the home.

7) Maintain maintenance files with summary of work carried out and completion dates.

8) Keep maintenance stores tidy, with appropriate stock levels of consumables / spare parts.

**You are primarily based jointly in Ballyclare and Clareview Nursing Homes; however, you work as part of a Maintenance Team and may be required to travel and work at other locations within the group as requested to do so. Flexibility and teamwork are essential in this regard.**

**Personnel Specification**

**Essential Criteria**
- Proven experience working in a hands-on role
- Experience in being able to solve a problem in any area of home maintenance.
- Has the ability to multi-task and deal with changing priorities within a business
- Can see a task through to completion with excellent attention to detail and high standards of workmanship
- Can take instructions easily and work within a team environment for the sake of the residents and staff within the Nursing Home
- Has a full clean driving licence or can demonstrate the ability to meet the logístical needs of this post

**Desirable Criteria**
- Has held a previous maintenance-related role
- Has a recognised trade

**Job Types**: Full-time, Permanent
