**Refurbishment Officer (Skilled)**

**One (Housing & Support) CIC**

Position - Permanent

Salary - £32,000 per annum

Location - North East

**About the role**

Undertake reactive / responsive repairs and maintenance to all ONE CICs housing stock.

To work in and around existing occupied / void properties undertaking various repairs as instructed.

**Role requirements/responsibilities**

Previous experience carrying out similar works.

Identify faults with existing elements and repair as required.

Repairs/maintenance.

Work independently as well as part of a team.

Undertake works to a high standard on a first-time fix basis where possible.

Ensure exceptional levels of customer care.

Bring additional trade skills or be willing to up skill where appropriate.

**Skills include**

Joinery - maintenance of all fixtures and fittings. Fixing cupboard doors onto appliances, kickplates, fixing flooring and laminate etc

Plumbing - un-blocking sinks, traps and waste pipes, tracing and repairing leaks, replacing grouting and silicone

Heating - ensure all boilers / radiators are working efficiently, bleeding radiators, fixing handles etc

Painting and decorating including sanding/plastering small areas when required

Light fittings -cleaning and replacing where necessary minor parts such as tubes, bulbs etc in accordance with safe working practices.

Kitchen appliances - basic problem resolution, bulb replacement, plumbing in replacement white goods such as dishwashers, washing machines and Fridge/Freezers Flooring - measuring and replacement of carpets, carpet tiles and linoleum as required.

Security - replacement of locks and door handles as required.

**Responsibilities include**

Managing the management of Refurbishments.

Updating maintenance system with work completed and keeping all other maintenance related records (Fire File, Meter readings, Monthly checks on extinguishers and fire blankets, emergency lights, PAT testing, water hygiene etc) in strict order.

Contributing to the planning and organisation of maintenance works both reactive and preventative.

Sourcing materials that may be required following our procurement procedures, ensuring costs are managed effectively.

Liaising with external contractors where required.

Keeping an inventory of Maintenance equipment and parts and keeping working areas organised, tidy and secure.

It is important to note that the above list is not exhaustive but only indicative of the Refurbishment officers duties you will be required to undertake. It is also essential that all members of staff are prepared to take on additional duties in order to maintain efficient running of the unit.

**Experience & Qualifications**

At least 2 years maintenance experience

NVQ Level 1 & 2 qualification, or equivalent essential

Time served - preferable

Multi Skilled - Joinery/Plumbing/Electrician

A CSCS card or Health and Safety certificate would be an advantage.
