**Reports To**:Delivery Manager

**Key Deliverables**:

- Agree 25 purchases in the Sheffield property market
- Visit 20 agents per month

**Role Responsibilities**:

- Build and nurture strong relationships with local sales agents as well as other property sourcing professionals
- Carry out due-diligence on prospective properties
- Negotiate the price and terms of purchases and secure them on behalf of clients
- Support the Delivery Team in resolving issues post-sale
- Ensure the Client Sourcing List is kept updated
- Provide property market insights to aid business development

**Example Tasks**
- Visiting local estate agents and speaking to them about properties on the market
- Organising and hosting a Pre-Sourcing call with clients to get to know them, explain how the sourcing process works and talk through the properties that you are aiming to secure for them
- Keeping clients updated on sourcing progress and the state of the market
- Finding sales and rental comparables for properties viewed
- Putting in, tracking and regularly reviewing offers on properties
- Putting together the deal numbers and Property Appraisal for clients
- Selling the deal to clients and helping them understand why this is a great property for them
- Liaising with the estate agent and negotiating challenges to achieve a win-win

**Skills Required**:

- World-class sales & negotiation skills
- Knowledge of the property market and the levers that influence the purchase price
- Logical and pragmatic problem-solving skills
- Strong sense of personal responsibility and ability to complete tasks with mínimal supervision
- An Under-Promise-Over-Deliver attitude
- Proficient with IT (Microsoft Office, Task Management systems etc.)

**Hours**: 15 to 25 hours per week; Mon-Fri

**Employment Status**:Self-EmployedContractor/Part-time employed

**Remuneration**:£15 to £20 per hour, plus commission

**Location**:Home-based with use of own vehicle, mobile phone & laptop
