Role Purpose
- To provide Real Estate advice to QinetiQ stakeholders on all property matters to support global operations.
- To assist with the management of the QinetiQ Property and Customer Estates portfolio including freehold and leasehold assets.
- To support with the acquisition and disposal of property assets.
- To assist in the cost effective rationalisation and asset management (optimisation, utilisation and investment) including valuation matters though the life cycle of property.
- To manage all aspects of Landlord and Tenant matters from new lettings, lease renewals, re-gearing, rent review to licences for alterations, alienation, service charges and dilapidations.
- To support the Tenant Relationship Manager with communications with tenants

Key Accountabilities
- To advise stakeholders on all property matters to protect QinetiQ’s operational and property interests
- To prepare and support business cases for investment
- To grow and protect third party income through the negotiation of new leases, tenant expansion and lease restructuring opportunities.
- Management of tenant service charges, billing and cost recovery.
- To manage external professional advisors
- Accurate recording and maintenance of property records and reporting.
- Ensure tasks are carried out within budget and to time
- Ensuring estates lease compliance

Key Capabilities/Knowledge
- Good understanding of effective corporate real estate management strategies
- I.T - Competent use of Microsoft office packages and ability to use specialist software packages to support delivery of responsibilities
- Excellent stakeholder and people management skills
- Skilled negotiator, problem solver and team player
- Excellent oral, written, presentation and interpersonal skills.
- Able to work to meet challenging schedules within a competitive environment.
- Ability to work independently but supporting a broad range of internal and external stakeholders at varying levels.
- Excellent communication skills.
- Understanding of QQ operating framework and in particular to Health and Safety.
- Ability to multi task with strong organisational skills
- Flexibility and adaptability in a fast changing environment to deliver challenging schedules and target.
- Ability to work with a broad range of individuals at varying levels, both internal and external

Experience & Qualifications
- BSc in Estate Management or equivalent RICS accredited degree qualification
- Chartered Surveyor with +2 years working experience dealing with commercial real estate and Landlord and Tenant matters.
- Experience of working in a large corporate real estate environment preferably in the Defence Sector
