Rural Estate seeking a clientside Construction Project Manager based in the Chester area.
**Job Title: Construction Project Manager**
**Location: Chester, Cheshire West**
**Salary: £50,000-£55,000 basic salary + 25 days annual leave + additional benefits**

A family friendly organisation who are looking to expand their close knit property team with the hire of a Project Manger (ideally with a building surveying background) based in the heart of Cheshire West.
**Your new role**
The Project Manager will have overall responsibility for a diverse range of projects across the estate ranging from refurbishments of prestigious listed buildings (both residential and commercial), single residential new build units, commercial redevelopmentand expansion of business park facilities. Duties include:

- Managing projects from inception, including feasibility study, to completion across the estate (residential, commercial office, industrial; leisure, agricultural etc).
- Creating project briefs and make appropriate recommendations where possible
- Managing Budget Capex (with external QS support as required)
- Preparation of tenders, appointing Principal Designer, Engineers, Surveyors as required
- Carrying out risk assessments and escalating problems when appropriate
- Obtaining planning consent, building regs approvals etc
- Acting as Contract Manager during ongoing projects, monitoring quality and timescales
- Supervising Principal Contractors, ensuring health & safety is in accordance with the CDM Construction guidelines
- Managing costing and budgets of projects ensuring that they are delivered within budget and on time
- Liaising with commercial and residential over works required to be carried out
- Managing snagging and ensuring projects are delivered in line with quality expected and suitable warranties obtained

**What you'll need to succeed**
The ideal Project Manager must be able to demonstrate the ability to manage multiple construction projects across the full lifecycle. You must have experience in appointing and managing external subcontractors such as Principal Designers, Engineers, Architectsetc. You must posses strong communication skills and a knowledge in the use of CAD software would be desirable. It is essential that you have experience of contract administration and CDM regulations in relation to construction health and safety.
