New-Era is embarking on significant and exciting development projects in Greater Manchester. New-Era is to be the principal contributor to the revitalisation and regeneration of a Greater Manchester town centre.

This urban project includes the regeneration of 6 acres of existing town centre retail and F&B assets with the associated development of residential, leisure and hotel space.

New-Era is also progressing the redevelopment of a 5 acre mixed office/industrial site.

**Planning and delivery of client’s improvement projects and regeneration developments**
- Undertaking periodic inspections of assets to identify repair/maintenance works outside the service charge regime and potential development opportunities.
- Planning and delivering refurbishment projects of all sizes from single shop ‘white boxing’ to improvement schemes up to £1m.
- Preparing or procuring through external consultants, working drawings and detail drawings for client projects.
- Preparing of cost plans and schedules of work.
- Liaising with the accounts team to process invoices
- Assisting in the appointment and project management of multidisciplinary teams for larger projects £1m to 10m.
- Working with Head of Property and New-Era Directors in strategic planning to maximise potential of New-Era development projects.
- Seeking out and recommending further development opportunities and presenting proposals to the Head of Property and New-Era Directors.

**Management of service charge works and expenditure**
- Undertaking periodic inspections of assets to ensure compliance with insurance obligations and to identify necessary repair/maintenance works.
- Evaluation and renewal of service contracts.
- Service charge budgeting.
- Co-ordinating utilities information in liaison with accounts team.
- Preparing or procuring through external consultants, working drawings and detail drawings for service charge works.
- Planning, instructing and overseeing of service charge works and services.
- Overseeing building maintenance contractors and their work.
- Liaising with external managing agents where property is not managed in house to ensure proper delivery of maintenance, repairs and H & S records.
- Liaising with the accounts team to process invoices for service charge works and services.

**Compilation and recording of information on the assets**
- Undertaking measured and building condition surveys on the company’s assets.
- Preparing record drawings and compiling maintenance and H&S information.
- Organising record information and drawings.
- Ensuring all statutory H&S checks, inspections and records are undertaken and recorded.

**Professional work and tenant liaison**
- Day to day liaison with tenants on all matters relating to their premises.
- Preparation of lease plans and liaison with tenants and solicitors on lease negotiations.
- Consideration and approval of tenant fitout plans and works.
- Preparation of schedules of dilapidations and negotiate on behalf of the landlord on lease expires.

Skills required for the role:

- Good technical understanding of building construction.
- Good knowledge of Building Regulations and construction legislation.
- Strong project management experience and skills.
- Good EXCEL proficiency.
- Good CAD proficiency (Auto Cad).
- Good freehand drawing ability.
- Have the ability to use own initiative.
- Appetite and ability to take ownership of projects and tasks of varying natures and sizes.
- Ability to work in a small team and multi-task.
- Excellent organisational and planning skills.
- Good attention to detail and record keeper.
- Ability to work to tight deadlines.
- Flexible and professional approach to work.
- Honest and reliable.
