Contracting Caretaker/handyman

We are seeking a self-employed part-time caretaker/Handyman for a residential block of apartments in the Pontypridd area. You will be responsible for the smooth running of the development.

Key Tasks
- Clean all communal areas and aspects of the development on a weekly basis, or more frequently if required.
- Carry out periodic mandatory testing of Emergency Systems/Equipment and maintain logs in accordance with current legislation and standards.
- Liaise with Contractors ensuring all work is carried out to a good standard. Please ensure all contractors who attend site sign the Contractors Log Book, which is to be kept in the designated cabinet.
- Liaise with Leaseholders & Residents.
- Ensure compliance with Health & Safety, this includes personal safety whilst carrying out tasks within your employment, reporting any defects that may pose risks to residents, visitors or the buildings.
- Waste Management; ensure bins are placed out for collection by local authority, deal with any general detritus, litter or personal effects within the communal areas of the development.
- Carry out basic maintenance and decorating of communal areas, both internal and external.
- Provide emergency cover whilst on site, report any emergencies that arise are to be logged and reported to your line manager or a Director or APMS.
- To act as Fire Marshall in the event of a fire or fire alarm activation. This includes out of normal working hours.
- Provide meter readings upon request from Leaseholders tenants or APMS.
- Site Security; This includes daily site check, reporting any issues or concerns immediately.
- Complete weekly caretakers log book and forward to APMS at the end of the working week.
- Carry out any training as required to perform your duties.
- Carry out any adhoc tasks and reasonable requests as required.

**Requirements**:
As this is a self employed position you will be required to provide public Liability Insurance

- Pontypridd, Rhondda Cynon Taff: reliably commute or plan to relocate before starting work (required)
