**The Role**

To co-ordinate planned and cyclical maintenance processes across a diverse property portfolio. The role will also involve being a key lead in new property acquisitions and developments along with the senior management team. This will involve liaison and management with professionals and contractors to successfully co-ordinate construction works and developments of land and property.
- To professionally assess all properties under management and identify planned maintenance works to secure those properties for the long term.
- To be capable of specifying schedules of works, conducting competitive tender processes and managing works to agreed budgets, schedules and timescales on major development projects.
- To be capable of sub-contracting services to the correct professionals or contractors and arranging project teams appropriate to execute works, refurbishments or developments to property.
- A detailed knowledge of building pathology, construction and maintenance practices, including health and safety in construction, building regulations and planning experience.
- To conduct property inspections to identify defects and write up condition surveys.
- To accurately assess the planned maintenance works with balanced commerciality to ensure costs are managed competitively and in line with the required budgets set by senior management and in proportion with the assets valuation and long-term profitability.
- To act professionally and ensure all required and relevant industry regulations are complied with upholding high standards of health and safety practices and implementing the necessary RAMS for all works.
- To ensure a management system is updated for all properties so that accurate updates, MI and reporting can be provided to colleagues and management.
- To identify new property/development acquisitions, provide feasibility assessments, residual development appraisals and technical advice to support the decision making of the management/executive.
- To present a professional image of the company in all communication with colleagues, clients and third parties to ensure we provide excellent customer service whilst adhering to company activities.
- To create an environment for excellence, demonstrating a can-do attitude, setting clear targets and objectives for direct reports to promote development and high standards of performance, which meet the requirements of the company’s business targets.

- Building surveying or other relevant surveying qualification
- CDM/Construction Health and Safety Training
- Excellent attention to detail
- Ability to make proactive decisions
- Ability to work under pressure and work to strict deadlines
- Excellent communication skills
- Experience of managing and co-ordinating construction and or maintenance works
- Experience of managing a team
- Strong planning and organisational skills
- Experience of the town planning process and building regulations requirements
- Good team player

**Qualification Requirements**:

- HNC/HND/Degree in construction or property
- MRICS or Equivalent (advantageous)
- Ability to use Microsoft windows packages including Word/Excel/Powerpoint
- Full driving licence.

**Salary**: £40,000.00-£50,000.00 per year
