Here at NCHA we have a fantastic opportunity for the right person to join our friendly and supportive team within Property Services as Compliance Contracts Manager.

As Compliance Contracts Manager you will oversee and manage activities and resources to ensure that Compliance, Health & Safety, design, procurement, financial budgets control and site undertakings are managed to the highest standards; pre, during and postconstruction. You will manage a team of directly employed colleagues as well as management of the external compliance contractors. Directly responsible for the management of asbestos, safe water, lifts, fire and associated compliance works.

You will undertake contract administration from inception to successful completion and ensure timely handover of information from new developments. In addition, you will review contractor performance, act as the lead for your service area on Section 20 consultationsand set, monitor and review targets and budgets. As you will be visiting a number of sites, it is essential that you have a driving licence and access to a vehicle.

As Compliance Contracts Manager some of your key duties and responsibilities may include but are not limited to:

- Ensure mechanical and electrical installations, equipment and services are maintained in line with relevant statutory and regulatory requirements to include (but not limited to):

- Emergency lighting, fire alarms, access equipment.
- Passenger Lifts, domestic stair lifts, hoists, Through Floor Lift
- Fire Safety Equipment
- Fire Risk Assessments & related actions
- Asbestos Contracts (Surveying & Removal) and Asbestos Register
- Asbestos Re-inspections
- Water Safety/Legionella
- Management, scrutiny and regular weekly/monthly reporting on all areas of compliance activity and management of internal and external contracts and contractors
- Manage the performance of contractors carrying out compliance activity on behalf of NCHA.
- Procure services via traditional tenders or frameworks in line with company policy and procedure; undertaking contract administration from inception to satisfactory completion and setting up contractual arrangements with service providers and contractors.
- Lead, motivate and develop individuals and teams in a way that supports an inclusive culture and the values, behaviours and expectations of NCHA.
- Prepare budget bids, business cases, raise works orders and variations in line with contracts and NCHA financial policies; monitoring, managing and reporting on delegated budgets.
- Maintain and develop Department Operational Plans; managing complaints effectively and using feedback to shape and influence services.
- Set KPI’s for contracts and take any necessary action to ensure the agreed standards are achieved; monitoring contractors to ensure they are following the Association’s policies and procedures.

**What we require**:
Proven history of managing compliance contracts and management of the contractors undertaking the work Proven history of managing asbestos, fire, lifts and water safety Ideally qualifications in the above compliance areas Proven history of performance managementand budget setting and monitoring.

You will be passionate, have a 'can do’ attitude and a high level of numeracy, literacy and IT skills. You will also have contractual awareness with a proven track record of success and proven management skills with a proactive approach to achieving results,proven influencing and negotiation skills to both internal and external stakeholders.
