Belron UK Ltd. Role Profile - Property Management Specialist

Role Purpose & Summary

The Property Management Specialist will work closely with the Contracts Manager and internal and external stakeholders to ensure our property portfolio is fit for purpose and meets predetermined standards to deliver an onsite experience for our colleagues and customers that is aligned to our values and brand. The Property Management Specialist will need to be collaborative and proactive, working in partnership with external providers to ensure that only the most innovative, efficient and cost-effective solutions are implemented.

Key Responsibilities
- Liaise with Operations and Supply Chain colleague to ensure our properties are maintained to standardised specifications - through preventive maintenance and responding to day-to-day events.
- Cost and deliver any building / facility improvements identified by stakeholders, ensuring the business gets value for money and with any costs agreed within the prevailing delegation of authority.
- Ensure we meet all property legal compliance obligations and provide a safe environment for our colleagues.
- Manage property break clauses / lease renewals / end of lease, including dilapidations.
- Instruct and manage all relevant external contractors and work proactively with the Procurement team to ensure we have a supply base to deliver our needs.
- Oversee the provision of all environmental data required to meet our regular statutory reporting requirements.
- Identify opportunities for property improvements - whether performance, cost or sustainability and progress through business cases to implementation
- Ensure all rental, rate, service, and insurance payments are made accurately and on time.
- Oversee facility construction scoping for existing sites, pricing, and completion.
- Proactively collaborate with internal and external stakeholders to standardise specifications wherever possible, but also seek design improvements as appropriate (especially considering the societal, people and customer impacts

Skills & Experience
- Strong written and verbal communication skills with the ability to communicate at all levels both internally and externally
- Good negotiation skills
- Minimum 5 years’ experience of property management
- Planned and organised with the ability to multitask and prioritise projects in line with business requirements.
- Ability to look at total cost of a solution
- A keen understanding of systems to help support process efficiencies.
- Self-motivated with the ability to work on own initiative.
- Understanding of property related accounting procedures and financial systems.
- Recognised qualification or proven experience in property/estate management.
