**THE IDEAL CANDIDATE**

Working within a small, but growing team, you will also support your colleagues in various administration tasks related to property management aiming to create social, integrated, and safe communities in the Casa neighbourhoods.

Based in our Harrogate office or in the Show Home in our neighbourhoods, you will report into the Operations Director and work closely with the marketing and operations teams.

**JOB DESCRIPTION**

The Leasing Associate will deliver the on-site end to end delivery of the lettings process for all guests including both the sales, vetting and administrative functions of the lettings process with efficiency and accuracy. Responsible for leasing up the neighbourhoods in a timely and efficient manner and being the primary contact for perspective residents. The role will also include regular customer interaction and general property management.

Responsibilities include:

- Maintaining occupancy levels and monitoring void periods and vacant stock to ensure income is achieved
- Drive lettings activity to exceed the commercial targets
- Oversee the delivery of all digital letting’s activities and portals
- Establish and maintain local relationships and partnerships
- To work collaboratively with the team to develop a ‘best in class’ delivery and operating procedures for the letting of the building including enquiries, viewings, negotiation, referencing, deposit handling, AST signing and initial rent payment
- Maintaining a property management software system to ensure all paperwork related to tenancy management is completed in the required timeframe
- Delivering the tenancy contract and understanding AST & PRT requirements
- Keep records of customer interactions and transactions, recording details of enquiries, complaints, and comments, as well as actions taken. Meeting all response time SLA’s and delivering a first-class service
- Promote return of resident surveys and act on feedback
- Be active in delivering the health and wellbeing strategy which will build a strong community and enhance the resident experience while utilising social media platforms and the resident app
- Robust execution of tenancy extensions and renewals
- Reviewing and working through all action items on applicable task list
- Reporting maintenance and defects through to resolution
- Dealing with general customer queries and complaints
- Completing home and estate inspections and site visits
- Create regular leasing reports and provide customer feedback
- Be agile and flexible in your approach to ensure you’re able to deliver exceptional customer experience and the business needs

**EXPERIENCE AND SKILLS**
- A strong knowledge and proven experience of working in a letting position
- Previous experience working in a property sector is preferable
- Strong administration and outstanding customer service skills
- Intermediate proficiency in Microsoft Word, Excel and Outlook - experience using property management software is preferred
- Professional verbal and written communication skills, problem-solving skills, and an ability to handle advanced conversations in a professional and customer focused manner
- Able to demonstrate an organised and professional approach and ability to prioritise
- Driving Licence required due to ad hoc travel to the neighbourhoods
