Established in 2017 as a wholly owned subsidiary of Whiteinch & Scotstoun Housing Association Ltd (WSHA), WS Estate Services Ltd. (WSES) is Registered under the Companies Act 2006 No. 570143.

Managed by Operations Manager, Steven McLaughlin, and based at bespoke offices at the foot of the multi-storey block at 64 Curle Street (G14 0SU), WSES currently delivers a close and window cleaning, bin store cleaning and a comprehensive bulk uplift service to WSHA properties, as well as caretaking services to the multi-storey block at 64 Curle Street. WSES also delivers a grounds maintenance service to the properties in WSHA’s stock, a void management contract for the Association and the Association’s internal close painting and void painting. We operate with a team of 2 Estate Supervisors and 11 Estate/MSF caretakers, 1 Painting Supervisor and 2 qualified Painters to carry out these duties.

We offer a competitive salary, 20 working days paid holidays per annum (and 9 general and public which are added to the holiday entitlement), 6% employer pension contribution (5% minimum staff member contribution) and 4 x life insurance cover if you don’t opt out of our pension scheme. We also offer a cycle purchase scheme.

**ESTATE CARETAKER JOB DESCRIPTION**

Post: Estate Caretaker

**Salary**: £26,208 per annum
Responsible to: Estate Supervisor or Operations Manager
Responsible for: Supervision of Apprentices and Trainees
Other key relationships: Board of WS Estate Services Ltd., WSHA Housing Manager, WSHA Projects Officer.
Hours: 42 per week, worked over 7 days to meet the needs of the business
Driving license: Required
Disclosure required: Basic

**Purpose of the Job**

Under the direction of the Operations Manager to deliver an efficient and effective estate caretaking service to the tenants of Whiteinch & Scotstoun Housing Associations Ltd. and the factoring clients of WS Property Management.

**Task**

**Team working**
- To work effectively and flexibly as part of a team of multi-skilled Estate Caretakers
- Estate Caretaker demonstrates a flexible approach to work and establishes positive relationships with other team members_
- To take a proactive approach to ensure that an effective service is delivered for tenants of WSHA and owners of WS Property Management
- Estate operative demonstrates customer focus through their delivery of service_
- To complete all required records
- Effective records are maintained to the standards required by the Operations Manager_
- To contribute to the development of systems and processes
- Estate Caretakers contribute positively to the development and improvement of systems and processes_
- To take pride in delivering a high quality service

**Maintaining the Environment**
- Clean backcourts, bins, bin areas and paved areas
- Remove graffiti
- Clean and maintain all landscaped areas including slabs and surrounds.
- Removing and dumping furniture, rubbish and other items from the back courts and streets
- Cut grass and hedges within the backcourts and open areas throughout Whiteinch and Scotstoun, de-litter, de-weed, remove moss.
- Establish damaged slabs/brick work.
- Erect/replace fence slats/posts.
- Level trip hazard slabs.
- Monoblock throughout the Estate.
- Clean common closes, including stairs, balustrades, and windows
- All in line with the customer contract specifications and programmes, and as directed by the Operations Manager, using a safe system of work and the materials and equipment provided by WS Estate Services Limited._

**MSF Caretaker duties**
- Provide a point of welcome and signposting service to visitors to the block
- Provide an effective and responsive customer service to the block’s residents, escalating issues where these cannot be resolved by the Estate Caretaker
- Brush and mop foyer 3 times per day. Clean from floor 20 down to 15, Monday, 14 down to 10, Tuesday, 9 down to 5 Wednesday, 4 to ground Thursday (including back stairs)
- Maintain the key register for the property
- Carry out regular patrols of the block
- Ensure the bin chutes are kept clear and the bins regularly rotated
- Carry out the checks of lifts, dry risers, pumps etc.
- Ensure all incidents are factually recorded and forwarded to the relevant person for action
- Co-ordinate and manage effective security surveillance referring to CCTV and controlled entry, ensuring incidents are recorded and actioned
- Ensure all incidents in relation to the lifts are dealt with, and repairs timeously reported
- All in line with the customer contract specifications and programmes, and as directed by the Operations Manager, using a safe system of work and the materials and equipme
