**Job Purpose**:
Maintaining a grade 2 listed building and ensuring the smooth maintenance/operating of the home.
**Principal Accountabilities**:
Support the Home Manager in the completion of a wide range of planned and reactive maintenance activities in accordance with home and company rules, procedures and Safe Systems of Work. These activities include but are not limited to the following:
**Responsibilities**
- Carry out planned and reactive tasks, maintenance and repair
- Daily inspection of the grounds of the Home, ensuring that paths, driveways, car park and gardens remain free of obstacles, debris and any potential health & Safety hazards. Salt paths in icy weather.
- Ensure all issues detailed in the maintenance book are attended to in a timely manner.
- Completion of Purchase orders, and maintenance work requisition in conjunction with the Home Manager.
- To undertake minor electrical repairs eg. changing light bulbs, fuses, call bells
- Plumbing duties such as cleaning taps, replacing taps or washer, attending to blockages
- Regular checking of central heating thermostatic valves, checking trip switches, re-fire boilers.
- Undertake general carpentry such as replacing doors, picture hanging, attending to furniture repairs, curtain rails, attending to minor window repairs
- Assist with taking deliveries and storing of stock
- Continue with the refurbishment schedule, Upkeep décor (recent refurbishment)
- Escorting of sub-contractors/personnel who require escorting in order to complete their activities
- To maintain records of annual statutory tests and to co-ordinate with the approved contractor to ensure that annual tests are commissioned.
- Support/oversee the Gardener's with Coxwell Gardens.
- Support/oversee the cleaning of Coxwell Windows.
- Ensure that guttering (height dependent) remains clear and ensure drains/ drain covers are accessible and clear of obstacles.
- Complete and maintain records and paperwork in support of the above activities. This includes but is not limited to Risk Assessments, work orders, services inspections, organising deliveries, completion other relevant documentation.
- Carry out routine checks and temperature monitoring of water systems. Record readings and produce defect reports on the results. Carry out cleans and disinfections of water systems and cooling towers. Assist in the production of legionella risk assessments. Obtain laboratory samples and conduct chemical analysis of water to monitor bacterial growth
- Ensure that all work is completed in a safe manner, in accordance with Safe Operating Procedures
- Comply with any reasonable request from line manager.
- To be involved in the Out of hours on-call system
Additional responsibilities - attending to the day to day maintenance requirements and Health & Safety checks within the home.

- Whilst specific qualifications are not required for this position, an understanding of the facilities services industry would be advantageous and a basic appreciation of building services is essential.
- Good level of interpersonal and client relationship skills and the ability to work as part of a team
- Computer literacy is desirable
