The **Eastern Railway** **Region** is part of this large family and covers a large geographical area. The region stretches from the Scottish borders along the entire east coast of England, covering the North East, Yorkshire, Lincolnshire, the East Midlands, Bedfordshire, Cambridgeshire, Essex, Norfolk and Suffolk as well as parts of Greater London. It accounts for 6,042 miles of track that sees 7,500 passenger services every day and 1,057,462 tonnes of freight moved each week. **Brief Description**:
Contribute to the management of a large and varied Miscellaneous Assets portfolio consisting of land adjoining the railway occupied for a range of uses. In addition, the post will support delivery of an effective permanent and temporary land acquisition and estate management service to customers and tenants. The work is varied with no day the same and you will have the opportunity to work with key stakeholders to help deliver some exciting projects. Specifically, the post will be involved in negotiating property rights that support delivery of Network Rail’s maintenance, renewals, and enhancement programme. The post will also investigate, and answer land and property issues raised by customers, tenants, and members of the public.

Property is key to deliver Network Rail's ambitions for the railway: "to provide a safe, reliable and efficient railway fit for the 21st century". Our extensive & diverse portfolio includes prime retail units, freight sites, business space, offices & depots. The property team provide a range of professional services including, Town Planning, Compulsory Purchase, Land Strategy, Development, Landlord & Tenant, Acquisitions & Disposals.

**About the role (External)**:
**Key Accountabilities**:

- Contribute to the maximisation of the income potential of the portfolio through the rent review and lease renewal process.
- Undertake valuations negotiations, service of notices, instructions for rent review and lease renewals for approvals. Liaise with Network Rail’s solicitors and external solicitors as appropriate.
- Assist in the undertaking of Network Rail’s obligations as a landlord including enforcement of tenant’s covenant/ Assist in ensuring all properties are maintained to minimise risk to Network Rail.
- Resolve land ownership issues and manage any possessory title claims.
- Undertake property inspections and condition surveys.
- Assist with the management of tenant credit control, service charges and tenant’s and lineside neighbours’ issues and queries on a day-to-day basis.
- Complete required documentation in a satisfactory and timely manner.
- Provide support for administrative tasks as required / directed.
- Assist in the management of the delivery of a range of professional property services for a client group including (but not exclusive to): acquisition, compensation claims, leases, sale and temporary use of operational land. Be responsive to the needs of the business in delivering a range of property services.
