**Role Overview**
**Key Responsibilities**
- Take a “hands on” proactive role, taking ownership of all elements of the property management service on the assets and instructions being worked on.
- Establish excellent working relationships with the wider Savills team and client contacts.
- Contribute to the client’s strategy for enhancing the buildings credentials and services to align with current occupier requirements.
- Take a proactive approach in terms of asset management opportunities and the exploiting of potential initiatives with the client.
- Identify opportunities for providing additional services to clients.
- Identify and progress opportunities for cross selling activities
- Identify and progress opportunities for new business generation. Support on pitches and new client mandates.
- Ensure the PM+ pillars are reflected in service delivery on site.
- Play a key role in driving forward initiatives within the team.
- Ensure occupier arrears are proactively managed in conjunction with the Savills central credit control team.
- Deal with occupier and client queries in a timely and efficient manner.
- Draft, review and approve service charge budgets, and undertake service charge reconciliations.
- Review service charge cash flow and budgets regularly. PO and invoice approval, and ensure correct coding of expenditure in line with the budgets
- Liaise with the onsite staff and wider operational teams to ensure that assets are well maintained at all times.
- Carry out regular property inspections and develop occupier relationships.
- Be responsible for preparing in advance for client meetings, recording minutes of those meetings and carrying out any actions arising
- Ensure accurate client reports are prepared to the correct specifications and issued to clients in accordance with agreed timescales
- Read and summarise leases and ensure accurate data is maintained on the property management system and regularly check, update and audit the accuracy of the data
- Advance planning and reporting for critical lease event dates such as reviews, lease expiries and options and assist with an implementation strategy for these

- Experience in all aspects of property management

This is a key role, ensuring highest levels of service delivery following our Divisional PM+ Strategy and the team is supported by market leading operational, ESG and placeshaping teams as well as IT systems.
