Asset Management Surveyor

The Role - Asset Management Surveyor

Reporting to the Assets Manager, you will provide a property surveying service, including planned, routine, reactive maintenance and stock condition/stock management. You will also manage programmes of works in accordance with the agreed budget, and report progress to the Planned Assets and Decarbonisation Manager ensuring all properties are maintained in accordance with the Association’s guidelines and the requirements of Welsh Government.

This will involve:

- Supporting the day-to-day maintenance of the Association’s housing stock, in order to identify and rectify any defects
- Conducting specialised building surveying works to ensure building stock meets all regulatory and planning requirements
- Preparing and issuing works specifications and tender documentation in accordance with the NWH financial procedures, preparing contracts documentation, issuing works orders and managing contractor performance, through to post project inspections.
- Undertaking and updating stock condition surveys and creating work programmes.
- Monitoring and conducting new and existing stock condition surveys to establish budget costs for the proposed works ensuring budgets are met as appropriate, updating and maintaining financial monitoring throughout any works undertaken.
- Supporting with service charges and budgets prepared to support with NWH financial stability.

Our Requirements - Asset Management Surveyor
- HNC/HTEC Certificate in Building Studies (e.g., Construction) or above
- Detailed understanding of Welsh Housing Quality Standard and how it relates to NWH
- Detailed understanding of all statutory obligations in relation to property compliance Including CDM and HHSRS
- Significant experience in delivering building and facilities projects to budget (full cycle)
- Significant experience of working collaboratively ideally gained in a social Housing environment
- Highly developed communication and presentation skills, ability to influence key stakeholders to make decisions
- Full UK drivers’ licence
- Ability to work flexible hours if required
- Comfortable with everyday conversations/discussion in Welsh (or a willingness to improve your Welsh language skills to the required level)
