**Job summary**:
Area Land Agents are part of our Regional Teams. East Region covers Fife to the Moray Coast. You will report directly to the East Region Manager, working closely with the Regional Leadership Team to meet Regional objectives.

There may be a need to line manage others. There is dedicated administration support to the land agency team within the Region as well as local colleagues that the post holder will work with including a building surveyor, foresters, forest planners, civil engineers and our recreation and visitor services staff.

The post-holder will also liaise as required with our national team colleagues. The diversity of work within this role is stated as being a reason for working for FLS.
The Central Region post will ideally be based in our Huntly or Durris offices although other options including Dunkeld and Inverness may be possible. Hybrid working is routine within FLS

**Job description**:

- Provide Leadership and management through core roles and responsibilities and support the Regional teams in the effective management of the let estate and portfolio of agreements, servitudes and wayleaves;
- Identify and drive value from the estate, identifying opportunities to unlock its full potential;
- Establish and manage relationships with agreement-holders and monitor/manage compliance with the agreement obligations;
- Lead, negotiate and complete new agreements, licenses, wayleaves, servitudes, and small sales; liaising with the internal specialist teams and stakeholders and appointing and managing external consultants as appropriate;
- Seek to ensure all Estate Development assets are used as effectively as possible, proactively identifying and developing opportunities for surplus assets and driving value from retained assets;
- Actively manage or oversee the FLS’s geographic information system(Forester Web) tool for
agreements as the primary agreement management tool and record of agreement data;
- Interpret legal documentation and other sources of data to provide interpretation and guidance to
colleagues.
- Action small rationalisation sales and excambions (e.g. boundary adjustments) and assist the National Acquisition and Disposals team on larger cases as required;
- Identify and negotiate heads of terms for compensation events arising from utility projects and other 3rd party agreements on the estate, appointing and managing external consultants as appropriate;
- Lead dispute resolution with tenants and neighbours and manage liability claims, understanding where circumstances fall outside your own skills and experience;
- Procure and manage professional services from external contractors as appropriate using existing
framework contracts;
- Promote and embrace health, safety and wellbeing whereby it is integrated into “business as usual”
within your own team and across the Region;
- Lead and support specific projects and initiatives at Regional and Organisational level as required;
- Rent and debt management; Identify opportunities for enhancing income and reducing costs;
- Effectively work with support staff to facilitate delivery of all key work areas; Become an active member of the Region Business Sustainability Strategic Leadership Team;
- Be an active member of the Region Leadership Team supporting and developing team members through relevant work streams demonstrating integrated and supportive leadership qualities with a ‘one team’ ethos

Essential
- Experience of rural surveying or land agency with a practical understanding of the related Law;
- A sound understanding of business and financial sustainability with experience of building and contributing tactical financial plans and business monitoring processes;
- Ability to analyse, interpret and resolve problems and to develop and implement practical solutions;
- Ability to interpret legal documentation and other data sources to give reasoned competent advice;
- Excellent communication skills with an ability to build and manage effective and supportive relationships with a range of internal and external stakeholders;
- Experience and understanding of the requirements to work with internal stakeholders to contribute and deliver integrated work streams ensuring efficiency and best outcomes;
