**JOB SUMMARY**:
To arrange and undertake residential property inspections and prepare detailed reports of the condition and contents of properties.

**MAIN DUTIES AND RESPONSIBILITIES**:

- To prepare for and arrange with tenants of occupied properties to undertake mid-term property inspections for a portfolio of 91 residential properties.
- Arrange with tenants when notice of vacation is given, to carry out a pre-vacation property inspection and provide guidance for requirements to return the property at the end of tenancy.
- Undertake property inspections to produce inventory and schedule of condition reports with detailed notes of the condition and contents of the property.
- Advise tenants of any works of a tenant responsibility and arrange for re-inspections as required.
- Prepare and maintain property inspection schedule for all residential properties.
- Liaise with other members of the Lettings Team regarding maintenance works of a Landlord responsibility to enable job number to be raised and works arranged with contractors.
- Follow up inspection of properties following any major works undertaken by contractors to confirm they have been undertaken to an acceptable standard.

**PERSON SPECIFICATION**:
This person will need to have an eye for detail to undertake comprehensive property inspections and be prepared to move items to investigate anything of concern in more depth. An understanding of basic property care and maintenance will be required, along with an understanding of both tenant and landlord responsibilities. They will need to be able to communicate effectively with tenants and have a firm approach whilst maintaining professionalism at all times.

The Inventory Clerk will need to have a full, clean driving licence and the use of a car.

**HOURS: 15-20 hours**

**RATE OF PAY: Negotiable**

**LOCATION: Stroud**
