**Role and Responsibilities**

To support the Maintenance Manager in the delivery of service and maintenance activity on a day-to-day basis, ensuring all tasks are dealt with in a professional, timely and friendly manner. You will be the pivotal point of contact, working on numerous jobs and requests raised by our customers. You will have to liaise with suppliers and contractors; seeking approval, instructing orders, reviewing schedules, and ensuring costs and service levels are maintained in line with budgets and SLAs, respectively.

You will also assist the senior management team to further develop and enhance the facility maintenance function, providing innovative solutions and ideas to continually raise the standard of Maintenance works across the portfolio of clients, ensuring the successful operation of Caswell's sites, and providing our customers an excellent experience every day

General Duties:

- Communicate with the customers, sub-contractors, operatives, and project managers to make sure customer SLA’s are met.
- Co-ordinate reactive works with customer booking and confirming attendance.
- Review, monitor all maintenance call out works and prioritise incoming work orders.
- Act as helpdesk accepting phone calls, updating clients, and inputting relevant information to Construction Manager job management software.
- Manage general maintenance stock items alongside Yard Manager.
- Attend weekly meetings to update on outstanding works.
- Maintain update to date records for jobs ensuring all paperwork is completed by sub-contractors and operatives.
- Cost and invoice callouts.
- Write up estimates and submit to clients.
- Collaborate with projects team to assist on the creation of estimates for project works.
- Generate regular reports on maintenance performance, including key performance indicators, budget adherence and resource allocation.
- Ensure compliance with H&S.
- Promote efficiency.
- Assess maintenance procedures and make recommendations for improvement.
- Demonstrate awareness/understanding of equal opportunities and other people’s behaviour, physical, social and welfare needs.
