West Forest District is responsible for the sustainable management of over 35,700ha of woods and forests across the west and south-west of England, covering an area from Shrewsbury in the north, to Marlborough in the east and Truro in the south-west. The district team is growing, and currently consists of over 150 employees, with 12 forest area and 3 recreation hub delivery teams.

The West District incorporates a diverse range of over 160 built assets, including several houses and farms, forest office and depot facilities, isolated visitor buildings such as cafes and toilets, along with larger visitor centres such as Haldon Forest Park and Beechenhurst in the Forest of Dean. In addition there are a variety of recreation activities, such as Go Ape, cycle hire and Segways, along with quarries, telecoms masts, agricultural land and sporting lets. The diversity and remoteness of the property portfolio brings a high level of complexity and interest to the the work of the Estates team, with often long-term relationships with many landlords, tenants and neighbours.

The Assistant Area Land Agents have a pivotal role in the West Forest District team, both providing the forestry area, and recreation management teams with professional advice and support; as well as proactively leading on the management of and legal negotiations for new and the renewal of a wide range of property related agreements for agricultural, sporting and commercial properties on both Forestry England freehold and leasehold land.

In addition, the role will involve the management of third-party liability claims in liaison with our legal advisers, undertaking RICS Red Book valuations for financial purposes, handling wayleaves and deeds of grant for access with utility companies and developers and working on tenders and leases for new recreation activities and development projects.

**Job description**:
Locations

We are looking for one role to work predominantly in the north of the District, covering the Forest of Dean, Savernake Forest at Marlborough, the Wyre Forest and also the Marches, being Herefordshire and Shropshire. This post can either work from the head office at Coleford in the Forest of Dean, or the beat office at Ludlow. The second role is to support the south of the District, covering the counties of Cornwall, Devon and Somerset and can be based at Haldon Forest Park, Exeter which is the main sub office to Coleford or at the beat office at Cookworthy, Halwill. Initially please indicate a preference for working in the North at Coleford or the South at Haldon.

Both roles will require travel throughout the management area and also the wider district at times. In addition overnight stays and long distance travel will sometimes be required for team meetings and site visits.

Key Work Areas

You will:

- Manage landlord and tenant relationships to complete efficient and timely new lettings, rent reviews and lease renewals in relation to agreements for sporting lets, recreational sites, residential properties, farms and agricultural land, quarries, telecoms sites and commercial properties;
- Work to support the recreation team with existing tenant performance and also on new tenders and leases for recreation activities and development projects;
- Investigate and protect Forestry England’s interests in relation to access, encroachments, boundary disputes and third-party liability claims;
- Deal with wayleaves, the management of utilities, deeds of grant for access and services;
- Interpret leases from both a landlord and tenant’s perspective and offer sound professional advice to colleagues in forestry and recreation teams;
