**Senior Maintenance Officer**

**Our Company**: East Eden Ltd is a leading health and social care provider operating four nursing/residential facilities in Western Trust Area of Northern Ireland. We pride ourselves on our “Gold standard” of care for those with Physical Disability mental health disorder or dementia.

**Location**: Owen Mor Care Centre, Slieve Na Mon Care Centre, Mullaghcarn Care Centre and Granard Residential Home. The post holder may, on occasion, be required to attend training sessions or team meetings in other locations.

**Relationships**: Responsible to the Director/ Regional Manager/ Home Managers.

**Training and Development**: Attend mandatory training days/courses, on or off site, as and when required. Maintain professional knowledge and competence.

**Call Outs**: You may be required to attend the homes for any relevant/urgent call out at weekends, time for which will be paid at normal rate.

**Summary**: You will be responsible for ensuring oversight of the maintenance services for all East Eden Ltd care homes and outlying properties including surrounding areas for the benefit of the residents who use our service.

To work in partnership with the staff and residents who use our service encouraging choice, participation, motivation, adhering at all times to the values of the organisation.

**Job Specification/Key Responsibilities**:
**Senior Maintenance Officer in a multi-site care home setting plays a crucial role in ensuring the smooth operation and safety of the facilities. Ensuring Risk Assessments are completed for all maintenance and other relevant activities to ensure the safety and welfare of all service users, staff & visitors.**

**Inspections and Safety**:
Regularly inspecting the facilities to identify and resolve any issues promptly.

Checking electrical and other essential systems heating etc to ensure functionality.

Undertaking health and safety inspections to maintain a safe environment for residents and staff.

Supervision and Coordination:
Allocating workload and monitoring maintenance/ gardening staff rotas.

**General Maintenance Tasks**:
Completing routine maintenance tasks, such as repairing fixtures, handling plumbing issues, painting & decorating and maintaining electrical systems.

Conducting basic repairs to uphold the high standards of the care homes.

**Coordinating repair and installation activities within the care homes.**
- Maintain oversight of all mandatory records and checks for each Care Centre.
- Assist with the management of Legionella Risk Assessment procedures and be familiar with the requirements to meet compliance and/ or any resulting actions that require completion via report or action plan.
- Carry out repairs as required or contact engineers/service agents where applicable.
- In the absence of planned or unplanned leave ensure cover for all checks within the care homes re daily, weekly, monthly, quarterly and annual basis as stipulated in the Care Home daily Maintenance schedule.
- To familiarise yourself with the contractors call out system and their responsibilities in the homes. Ensure compliance certification is maintained via Accounts/ Admin departments.
- To familiarise yourself with Home’s emergency procedures i.e. fire, gas leak.
- Undertake maintenance of specific items of equipment e.g. Kitchen Ventilation fans as designated by the Manager, maintaining records by Company Guidelines.
- Undertake basic electrical checks on all equipment, i.e. ensuring that all plugs and cables equipment are visually checked for signs of damage, labelling is legible and correct. Any faults are reported to the Home Manager and Electrical Contractor.
- Ensure that daily/weekly/monthly fire checks are completed which include the fire alarm system, fire extinguisher, and fire doors, and record findings. Ensure the appropriate remedial action is taken (i.e. contact the Service Company).
- Maintain all items of equipment and tools in a clean, safe, and secure manner
- Ensure monthly meter readings of electricity, and water are submitted to the Administrator/Manager on specified dates.
- Ensure deliveries to the Home’s are stored and checked as appropriate.
- To ensure all storage areas (excluding the kitchen area) are clean and tidy and security is maintained for all homes.
- Oversee Fire Safety checks for all homes as per the maintenance records re All Internal, and external doors and pathways are kept clear, and any defects are reported to the Home Manager/Service Contractor
- Undertake ground maintenance inspections, grass cut, shrubs, bushes, and hedges pruned, and all sites generally weed-free.
- Advise on specific areas of planting and general gardening maintenance.
- Use and maintain the equipment provided safely and securely.
- Ensure that all deficiencies in security and safety are reported to the Home Manager and relevant others.
