**Role Summary**:

- The role of the Building Manager is to provide a professional and high quality service to both residents and visitors. They will oversee the development on a day to day basis providing a safe, secure and well-maintained environment.**Hours Of Work**: Monday to Friday 09:00-17:00**Key Duties and Responsibilities**:

- The day to day running of the development, ensuring all tasks are completed daily with thorough handover and site inspections.
- Manage the site the effectively, ensure the patrols, floor walks, spot checks with a keen eye for detail are carried out.
- Liaise with both the Property Manager and Facilities Manager to provide a 5* Service.
- Act as a point of escalation for complaints ensuring the correct action is taken in a polite and courteous manner.
- Close liaison with appointed contractors will be required to monitor the standards of service and delivery, including the receipt and filing of all maintenance records.
- Ensure effective security of residents and the building at all times including overseeing the buildings CCTV/security facilities and aid the smooth running of car park facilities.
- Take appropriate action in the event of an emergency and report any security/health and safety issues, incidents and complaints.
- Responsibility for the site Fire and Emergency Procedures Policy and ensure the relevant preventative measures are undertaken, including testing mechanics, emergency and other systems weekly or as designated keeping a log as required.
- Be prepared to attend site in the event of an emergency, outside working hours as required.
- the completion and submission of estate reports and site logs.
- To ensure the highest levels of customer care and service are maintained at all times.
- Provide Utility meter readings as and when requested by residents.
- Pro-actively deal with any maintenance and cleaning problems identified within the development and regularly carry out site inspections to identify any problems.
- Issuing of keys to site contractors.
- Cleaning, washing, sweeping, mopping, dusting, polishing and vacuum cleaning of designated areas to the required standard.
- Emptying refuse containers, etc. and removing waste to designated areas. Using powered equipment where necessary(scrubbing machines, wet pick-up machines, vacuum cleaners).
- Various Maintenance jobs in order to ensure the continued function of the buildings. Examples include changing light bulbs, adjusting doors, touching up walls with paint.
- Have regard for safe working while maintaining the highest level of personal safety and of those around.

- Great communication skills both verbal and written including confidence in handling conflict and demonstrating empathy in a professional manner
- Having a natural passion for customer service and hospitality is key to the success of this position.
- Proven examples of your ability to follow procedures, to be proactive and action orientated and great organisation skills.
- Taking pride in your appearance and that of the estate; representing the best interests of the brand at all times.
- Background in property maintenance/ caretaking.
- Ability to work on your own / and in a team.
- Excellent verbal and written communication, great customer service and focus, proactive and action oriented, shows professionalism, well organised and adept at managing and prioritising workload.
