**Job Purpose**:
To implement the Council’s Lettings Scheme for applicants on the housing register. This includes providing information and advice to ensure they have the best opportunity of being re-housed and enables them to access support services where appropriate.

To let the Council’s vacant properties ensuring best use is made of the stock available to let.

Provide applicant nominations for Private Registered Providers when requested.

Carry out the administrative duties for the Council’s emergency accommodation and support residents in its temporary accommodation.

**Principal Responsibilities**

2 To implement the Council’s Letting Scheme for individual applicants and ensure their efficient and fair implementation.

3 To be the primary contact for applicants who are registered on then waiting list and have queries about their housing choices and possible offers of tenancy. This could be by telephone or face to face interviews and will include dealing with correspondence from customers and from professionals who make enquiries on their behalf.

4 To work closely with partner agencies to provide support services for applicants as well as establishing a network of contacts to assist with providing a comprehensive advice and options service for customers. This will include providing information on the Council’s service and legislation in order to assist them to find positive outcomes for their customers.

A sound knowledge of legislation, current national housing policy issues and good practice as it relates to social housing allocations and tenancies.

Experience of assessing customers circumstances for access to services.

A working knowledge of welfare benefits and good practice in debt advice.

Excellent customer services skills and experience of working in front line customer service.

Excellent communication skills - both written and oral with ability to present information clearly in a way that promotes understanding. This will include experience of interviewing and negotiating.

Proven ability to work with customers to resolve issues.

Able to develop and maintain relationships and networks within and outside the Council in order to keep abreast of trends, initiatives and best practice.

Experience of working co-operatively in partnership to deliver services.

Able to plan and manage time and workloads.

Able to work under pressure and maintain acceptable performance.

Excellent IT skills, including Microsoft Office Products, databases and systems administration.
