Construction Director

Responsible for supervising construction works on new builds. Liaise with the Contracts Manager and QS to ensure builds are carried out safely to budget and time and within Quality requirements.
**Duties and Responsibilities**
- Produce programmes pre tender stage to see viability of development
- Establishes improvement programs by assessing current processes and procedures with the goal of increasing profit while still maintaining quality.
- Produce weekly programmes with site team
- Maintains exceptional relationships with owners, general contractors, subcontractors, design partners and other team members. Drives subcontractor performance to ensure high quality work is produced in adherence to budget and schedule.
- Monitor site costs with the commercial team
- Direct value engineering/constructability review efforts to achieve efficiencies in construction cost control pre and post tender
- Assist in procuring sub contractors
- Oversee pre let meetings with sub contractors
- Monitor health and safety of sites
- Help to review Risk assessment and Method statements with the Health and Safety team.
- Assist in producing Risk assessments and Method Statements with the health and safety team
- Assist in the construction phase plan
- Assist in the construction environmental plan
- Assist in site setups
- Assist in environmental plans such as silt management and dust prevention
- Communicate with solicitors on completion dates
- Communicate with the sales team
- Communicate with customers
- Oversee customer care items
- Assist in pre commencement items such as services, party-wall agreements etc.
- Provide support to the site team.

**Skills and Qualifications**
**Essential**:
- Strong verbal and written communications skills and able to interact with people at all levels
- Ability to work in a fast-paced environment
- Site environmental awareness training
- Temp Works Supervisor
- Operator Training
- CSCS card
- National Operations Training Licence Scheme
- Flexibility to attend housings sites anywhere in the UK as per the site requirements UK Driving Licence
**Desirable**:
- Ability to Speak Welsh
- SMSTS qualification for Site Managers
**Qualities**:
- Identify training needs for yourself and others.
- Provide input on improving production techniques/efficiencies.
- Actively engage in suggesting improvements relating to quality, processes, and performance to drive the business forward

**Salary**: From £60,000.00 per year
