**Main Purpose of the job**:
The leadership of the delivery and strategic oversight of the repairs and maintenance service to residents throughout Lewisham, and to have management responsibility for our In-House Contractor team and contract management of third-party delivery partners.

To lead numerous teams to deliver the following functions:
Responsive repairs and out of hours, borough wide. This includes managing the in-house workforce, specialist repairs workers and contractors.

The management of Disrepair and damp and Mould cases to ensure a rounded understanding of the whole property condition and repairs function to inform service improvement.

Managing Electricians in the delivery of legislative servicing of electrical works

The Contact Centre, Planning and Scheduling teams optimising use of technology to deliver efficiencies and managing planned vs emergency repairs.

The customer focus element will sit within this team communicating appointments to customers and to facilitate the complaint investigations, responses, and analysis.

Delivery of voids works including management of contractors and team working with Tenancy Management.

Monitoring of voids, development and delivery of voids standard and processes and preparing business cases for high-cost voids.

Management of supplies and stores.

To act as an effective member of the Corporate Leadership Team and to act as a leader within the business.

Role modelling our values, supporting, and driving culture change to deliver excellent customer service, efficient ways of working and value for money.

**Responsibilities and Personal Duties**:
Support the development production and delivery of strategic and operational plans (both service and financial budgets) for the repairs service designed to ensure continuous improvement and sustainable futures for the service, ensuring that the plans are effectively implemented.

Ensure best practice innovations, including the use of IT, are identified, and implemented in an effective manner.

Provide leadership, support, and motivation to staff in the teams reporting to you, ensuring that all staff are recruited, trained, managed, appraised, and developed effectively in accordance with Lewisham policies and procedures.

Promote a strong performance management culture which includes an emphasis on financial and budgetary control, and delivery of operational and corporate targets Set Smart targets with colleagues, monitor implementation and ensure early action is taken if performance is falling short of objectives.

Ensure that consistent quality management systems are in place across the repairs service functions, and as applicable lead the implementation of third-party accreditation.

To create a positive health and safety culture and ensure occupational and resident health and safety are always put first.

Ensure a 24/7/365 service is effectively discharged including the necessary back up emergency support that may be needed to staff outside normal working hours.

Identify and implement management reports needed to ensure that the repairs service is achieving its targets and financial objectives. Use these reports with staff to ensure objectives are met and to act where necessary.

This includes the provision of accurate internal and external benchmarking and performance information to inform organisational service improvement.

Embed a customer focused approach to continuous service improvement and respond creatively to the needs and aspirations of residents. Promote and encourage resident involvement engagement and consultation.

Review customer feedback and complaints regularly and use these to improve the service.

Support all tendering and procurement matters required by the repairs service, ensuring prices submitted are viable and when contracts are awarded, work is carried out within the terms of the tenders submitted.

On procurement matters ensure modern contract arrangements are put in place and best value partners are secured for sub-contracting, vehicles, equipment, and materials.

Manage income and cost budgets for the service in accordance with Lewisham financial regulations and ensure that the Repairs service meets its trading objectives.

Ensure any loss
- making types of work are identified and reviewed and take action to address any such problems.
