**Estate Caretaker**

Novax Recruitment are currently hiring for a Estate Caretaker in the Runnymede area.

Working hours are 37 hours on call duties, with contracted overtime.

£11.59 - £13.59 per hour.

**Job Purpose**:
To provide a proactive caretaking service primarily on the Garfield Road estate but also at other locations across the borough as required in the absence of the mobile Estate Warden. The postholder has responsibility for communal cleaning, litter picking, waste and recycling coordination, fly tip removal and basic grounds maintenance on the Garfield Road estate.

Team working is essential with other Estate Wardens working at Garfield Road and around the borough. The postholder is also required to provide an out of hours service on a rota basis.

The role is fast moving, both proactive and reactive, and each working day is different. You will be required to work closely with the Area Housing Managers to ensure that the Garfield Road estate and the surrounding areas are being maintained in line with the Councils policies and expectations.

Experience of dealing with customers on a face to face basis is important as you may be approached by the residents during your day to day tasks, you will need to be approachable and understanding whilst managing their expectations.

**Garfield Road Estate Duties**
To provide a proactive caretaking service to residents on the Garfield Road estate, to include undertaking the following:

- Inspection of all communal areas and completion of iAuditor checklists or other electronic checklists for the estate,
- Reporting any repairs, defects or health and safety issues to the Housing Maintenance Team. Daily
- Sweeping and mopping communal stairs and landings Daily
- Polishing communal flooring within Surrey Towers Daily
- Cleaning internal communal windows, window sills, skirtings etc Daily
- Checking rubbish chutes and bin stores on the estate, including cleaning, unblocking and removing excess rubbish Daily
- Rotating bins, maintaining cleanliness and safety in bin stores. Daily
- Promoting recycling and food waste collection on the estate
- Addressing contamination of recycling facilities on site Daily
- Preparation of communal bins and chutes on collection days Weekly
- Litterpicking and flytip removal, including liaison with the DSO for removal of flytips Daily
- Complete basic ground maintenance tasks such as weeding, and leaf clearance in communal areas and tendering of any flower beds on site As required
- Jet washing of external communal areas and bin stores As required
- Inspections of play areas and reporting of health and safety issues Daily
- Opening and closing of play areas Daily
- Cleaning lifts, disabling lifts, reporting issues with the lifts and liaising with lift engineers Daily
- Reading of communal utility meters As required
- Cleaning of automatic opening vents and liaising with contractors for changing of fans As required
- Liaison with Housing Maintenance Team and safety officer for contractor access to Surrey Towers roof As required
- Review of permit to work and maintenance of log book for operatives working on the estate As required
- Liaison with contractors regards communal repairs and servicing, includes providing access to communal and restricted areas. As required
- Distributing information to residents, including delivery of letters and maintaining communal notice boards As required
- Checking of car parking areas and garage compounds on the estate, organising removal of flytips and reporting of abandoned vehicles. To include sweeping, clearing and basic grounds maintenance, e.g. weed removal and leaf clearance. Daily
- Cleaning of residents room and preparation of venue for meetings
- Practical support to resident-led events As required
- Cleaning of communal toilet at Surrey Towers Daily
- Arranging for removal of supermarket trollies As required
- Liaison and access for engineers testing fire alarms Weekly
- Liaison and cooperation with Police and Audit and Enforcement Manager/Officer regards ASB and crime on the estate As required
- Maintenance of records regards issues/jobs arising on the estate, including both written and electronic Daily
- Undertake manual handling and low level working at height tasks associated with the job role
- Any other duties associated with the role as directed by the Senior Area Housing Manager, Housing Services Manager or Head of Housing. Daily

**Mobile Duties on Housing Estates**
In the absence of the mobile caretaker or where the mobile caretaker requires additional support to undertake the following:

- Complete cleaning to a high standard in communal areas at all RBC owned blocks of flats, including some Independent Retirement Living Schemes, on a cycle agreed with the Senior Area Housing Manager. Includes, sweeping, mopping, vacuuming, dusting/polishing, interior window cleaning, cleaning of communal bath, toilet and kitchen facilities
