**About the team**:
The **Property Services Mechanical and Engineering (M&E) Manager** is a newly created position and is a great opportunity to not only help shape the scope of the role but to join the growing Property Services team that is looking to the future..The team is critical to keeping the OSB Group estate running and our staff and customers safe.

As the **Property Services M&E Manager** duty holder you will pro-actively lead on all UK critical assets ensuring our premises are compliant and receiving the agreed service levels, quality of service and standards that are set out in the contractualagreements. As an organisation we are proactively involved in identifying, managing and updating processes, assets and services that have an impact on the environment and this is your opportunity to play a significant role through scoping and defining howwe can make our premises intelligent, efficient and cost effective.

The successful individual will need to work from Chatham 2 days a week with the rest of the week spread across the 14 OSB offices and branches so you must be happy to travel and hold a valid UK driving licence.

**What you will be doing**:
In this role, you will report to Group Head of Property Services and be responsible for integrating all M&E asset data and equipment to drive initiatives from the initial concept and design stage through to operational handover, having responsibility forthe strategic technical planning and management of all critical building assets, lifecycles and compliance.

Your responsibilities will include:

- Lead and be the owner for all UK M&E specifications, policies and procedures, developing a technical lifecycle improvements plans and maintenance schedules to improve reliability, cost and energy reduction through Opex and Capex.
- Lead on appropriate cost quality control and other vendor management and procurement standards, providing assurance and MI
- Lead and support all critical asset escalations, swiftly investigating through root cause analysis
- Ensure Method Statements and Risk Assessments are prepared, reviewed and utilised for all tasks
- Develop and manage a critical asset standardisation plan that is supported by design specifications and drawings to offer intelligent and efficient premises and cost effective solutions
- You will develop and produce a suite of Standard Operating Procedures for all statutory compliance PPM activates that we will embed into our M&E service agreements

**In return for your commitment**:
We offer a base salary from £58,000 dependant on experience, £6000 car allowance and a competitive benefits package

We are looking for talented individuals who have the experience and knowledge set out below:

- Qualification in Mechanical & Electrical / engineering is essential
- Strong track record of M&E management or leadership roles
- Strong demonstrable experience in managing 3rd party supply chains, service agreements and negotiating contracts
- Previous experience in producing and project managing intelligent, efficient and cost effective asset lifecycle plans
- Excellent stakeholder management skills
- Detailed knowledge of managing a property services function including third party suppliers
- Advanced skills in the ability to problem solve, root cause and offer continuous improvement
