**Brief Description**:
**What will you be doing?**

**Salary**: Band 3C, starting salary £53,202 raising to £59,853 per annum, pro rata.

**Please note this is a 9-12 months maternity cover, based in Manchester or Birmingham.**

This is an incredibly varied general practice surveying role that will include leading on a variety of complex freehold and leasehold matters. Property Services support our engineering teams, asset owners and wider railway industry to improve our estate to meet the needs of the passenger. This means you could be acquiring land for a new car park or station one day and disposing of leasehold or covenant alterations to Local Authorities and developers on the next, interspersed with fast paced advisory matters.

We operate in a complex and regulated environment, yet this role has scope for developing creative solutions. It will involve extensive stakeholder engagement and adherence to due process and governance but there is also a great deal of autonomy to make reasoned decisions.

Property Services is a small team of 2 surveyors, 2 support surveyors and Customer Managers, supplemented by a supplier base of legal and valuation advisors. We strive to offer effective Services to our route and engineering internal customer base as well working with third party landowners to capture benefits co-operatively.

**Stakeholder Management **- To deliver a range of professional property services of a complex or substantial nature for a client group including (but not exclusive to) : acquisition, Deeds of covenant variation, dedication, compensation claims, leases, surrenders, lettings, sale and temporary use of operational land. Anticipate and be responsive to the needs of the business in delivering a range of property services

**Operating Environment - **Take responsibility for managing negotiations of complex and substantial projects to an agreed budget. Manage property service to maximum efficiency, delivering business objectives in terms of cost savings, income generation, asset management, customer service. Represent NR externally as required using technical capability to manage this effectively.

**Resource Management** - To develop and maintain close and effective working relationships with internal colleagues to enable efficient and effective delivery of the client remit. May look to matrix manage more junior members within the team as required by the project. Instruct and manage external agents and solicitors to complete commercial activity on complex cases.

**Service** - To deliver an efficient and effective service and provide professional direction, representation and support at senior level to internal clients and external stakeholders, outperforming service targets. Determine the most effective approach to property requirements engaging at a senior level.

**Leadership** - To provide the business with technical leadership on the range of property issues and provide supporting leadership to the wider team

**Strategy and process** - To identify and implement changes required to support delivery of the Property function’s overall strategy and services. Have input to the creation and delivery of the strategy for the client group.

**Safety** - to actively support the development and implementation of a safety leadership and cultural change programme to support delivery of a safe working environment and a safe rail system

**Sustainability** - to make sustainability a key element of all activities being delivered

**Financial** - to increase Property’s contribution to the cost of the company’s rail operations specifically through delivery of the client requirement and also through identifying opportunities for implementat
