Job Title: Maintenance Assistant

Band: 2

Base: Morriston Hospital, Swansea

**JOB PURPOSE**

To undertake routine maintenance and repair of a range of electrical, mechanical and building plant, equipment and servicing within the Health Board to ensure a safe and pleasant environment for patients, visitors and staff.

**DUTIES & RESPONSIBILITIES**

1. Undertake routine planned preventative maintenance of electrical, mechanical and building plant, equipment and services as instructed by their Supervisor and following both manufacturers and local procedures and guidance.

2. Diagnose and repair minor faults on a range of electrical and mechanical plant equipment and services. This involves using initiative to determine the most effective solution to faults and problems as they arise.

3. Undertake the safe operation and daily maintenance of a range of services including steam raising plant, hydrotherapy pool etc. This will include routine daily chemical analysis of water samples and carrying out appropriate adjustments to the plant.

4. Undertake routine testing of plant, fire alarms and other systems throughout the HB.

5. Undertake routine testing of portable electrical appliances and report defects as necessary to the supervisor.

6. Supervise deliveries of goods, materials, oils etc as required.

7. Undertake minor inspection and commissioning tests as necessary for electrical, mechanical and building plant, services and equipment.

8. Use hand power tools, workshop machinery including grinding machines, hydraulic presses etc. Prior to the use of tools and equipment, visually inspect the item, carry out any pre-use checks and report all defects to their Supervisor.

9. Where necessary act as point of contact for contractors working within defined work areas.

10. To respond to or assist in emergency situations e.g. trapped passenger in lift, fire alarm activation, blocked drains etc.

11. Record plant and services historical data as required and ensure that the data is returned to the appropriate person for archiving and bring to the attention of the Supervisor any significant deviation on plant, data or faults found.

12. On completion of work ensure that the work area is maintained in a safe secure and tidy manner.

13. Undertake continuing personal and technical development to maintain the competency requirements of the post.

14. Assist as directed in work related surveys throughout the HB.

15. Required to assist other Estates staff as required.

16. Complete works instruction dockets and time sheets as directed.

17. To undertake overtime working by mutual agreement so as to ensure the needs of the service are satisfied.

18. To carry at all times, HB communication devices to enable immediate response to work requests.

19. Identify and report to the line manager any item of plant or equipment that requires replacement or repair.

20. Prior to use of any tools, machinery or equipment visually inspect the item, carry out any pre use checks and report all defects to their Supervisor.

21. Be prepared to undertake duties as a lone worker throughout the HB.

22. Staff will be required to work in mental health establishments and to receive appropriate violence and aggression training.

23. Respect and adhere to HB policies including patient confidentiality.

24. Be prepared to work in a multi skilled environment i.e. Carry out basic work of other trades and help other trades.

25. Provide general non-clinical advice or information to staff, patients, carers or relatives and visitors.

26. To drive/operate plant, machinery and vehicles as directed after appropriate CITB training and licencing.

27. Undertake their duties in a safe manner and working within HB and departmental Health & Safety policies and procedures, ensuring that working practices comply in both spirit and practice.

28. He/she will be expected to travel to the various sites within the HB and should therefore have a full driving licence.

29. Advise colleagues, contractors and other health care staff on operation of any restrictions on plant and services as necessary.

30. To liase with Supervisors, Colleagues and Stores persons in the adequate provision of materials for the work in hand.

31. To participate in the training, technical advice and support of peer groups, trainees and to pass on knowledge relating to their sphere of work.

32. To have an understanding of the relationship of other craftsperson’s work to his/her own trade.

33. Demonstrate a basic knowledge of workshop safety practices.

34. To work and erect ladders, cradles, zip-ups and scaffolding as and when required. Participate in an on call rota as required by the Health Board to ensure that emergency repairs/situations are attended to.
