Estates Operative, The Tribe, Manchester

**Role Overview**
The Estate Operative is a pivotal member of the
onsite team, contributing to an exceptional
resident experience through the provision of a
high standard of repairs and maintenance.
To provide an effective building management
service across three blocks of apartments, which
ensures that people living in the development
enjoy a quality home and estate services.
**Responsibilities will include, but are not**
**limited to**:
- Monitor the electronic maintenance reporting
system ensuring tasks are completed to a high
standard, quickly and efficiently.
- To develop and encourage positive relations
between the Landlord, residents, contractors,
Police and PCSOs and the local community.
- Undertake repair and maintenance tasks to a
high-quality including plumbing; joinery and
carpentry; painting/decorating; maintenance
of lighting.
- Undertake void inspections. Advising and
completing vacant works including painting &
decorating, lock changes, rubbish or furniture
removal, etc.
- Move furniture and heavy items from location
to location on site as required.
- Understand and respond to health and safety
matters in an appropriate & timely manner.
- To report any safety defect promptly to
Grainger.
**Desired Skills & Experience**:
- A minimum of 2 years previous experience
working in a similar role in the residential
property sector.
- Demonstrable knowledge of H&S
requirements on site and ability to comply with
such. Previous experience of undertaking and
completing Risk Assessments is preferable.
- Ability to demonstrate understanding and
implementation of COSHH legislation.
- To actively assist Property Management and
Block Management regarding any measures
introduced for Health & Safety such as risk
assessment procedures.
- Continually strives to improve knowledge,
skills and abilities to produce the best results.
- Experience of undertaking repairs and
maintenance in a domestic residential
environment or as a general builder
/residential construction in the following
trades: plumber, electrician or carpenter.
- To provide access for electric and water
companies who need to visit the meters and
provide readings for residents weekly.
- To carry out checks and servicing to the
communal heating system (biomass) in
accordance with the training provided.
- Helpful, friendly personality with effective
communication skills
- To assist in dealing effectively with cases of
neighbour nuisance and anti-social behaviour.
