**Property Manager - Uxbridge**
**Salary**: £26,000.00-£28,000.00 per year
Monday - Friday 9am - 6pm
An amazing opportunity has arisen for an experienced and dynamic Property Manager to dive into this exciting role within an independent High Street Estate Agency.
You will be responsible for your own portfolio of around 150 properties and will become a key player in this fast-paced office. In this wide range and exciting role, you will be responsible for all aspects of the Property Management department, which includesbeing the main contact for the landlords and tenants, coordinating maintenance, carrying out tenancy renewals & inspections, and managing all safety compliance.
We are looking for someone who is highly organised and efficient with a solid background in property management. You will be of a proactive nature and happy to work independently as well as part of a team.
**Responsibilities**
- To administer the management of let residential properties to include efficient and correct handling of problems arising during the tenancy, managing any repairs, overseeing check-outs as necessary, and dealing with any arrears with the accounts team.
- Ensuring that all buildings are safe and compliant, and all are up to date in relation to health and safety, property law, and legislation - arranging contractors as required for routine works
- Prepare & carry out inspection reports, detailing findings to Landlords and uploading these into the appropriate inspection database.
- Carrying out renewals of existing tenancies three months in advance of the tenancy end date.
- Carry out general administration.
**Requirements**:
- Experience in the property sector and up to date working knowledge of current regulations and procedures.
- Must have UK driving licence and your own vehicle.
- Good interpersonal skills, able to build a rapport with tenants.
- Proficient with Microsoft Office & CFP(WinMan) - (desirable but not mandatory)
- Excellent written and verbal communication.
- Logical thinking with creative problem-solving aptitude
- Able to respond positively to challenges.
- Basic accounting knowledge
- ARLA Qualified or working towards (Desirable)
