Unity MAT is an exciting, ambitious Trust currently made up of three special schools in the Warwickshire area. We are committed to providing high quality support services to our schools and beyond.

We are looking to appoint a highly motivated, proactive and reliable Caretaker to join our Trust Site & Facilities Team based at Woodlands School Packington Lane, Coleshill, B46 3JE.

A popular special school situated in Coleshill, for children and young people aged between 3 and 19 years with a range of Special Educational Needs and Disabilities.

**37 hours per week Shift Pattern of 7.5 hours per day is in operation to cover the hours between 6.00 and 18.00**

FTE Salary: £23,601 - £24,211

**MAIN DUTIES AND RESPONSIBILITIES**:
**Site Management**:

- Monitor, utilise and update the school defects system, ensuring that allocated tasks are prioritised, and actioned effectively in a timely manner.
- Be proactive in identifying work that needs to be undertaken and bring any significant work required to the attention of the Site Manager.
- Participate in a shift pattern to ensure that site staff are available during school site opening hours.
- Assist the Site Manager to plan effectively for cover needs during times of absence - both planned and unplanned.

**Maintenance and Repairs**:

- Operate a healthy and safe working environment in accordance with the Health and Safety at Work Act 1974 and to ensure that declared policies are complied with.
- Undertake a programme of regular tasks (daily, weekly and other frequencies) as directed.
- Monitor the condition of the school fabric and as directed, undertake repairs and maintenance work which does not require specialist knowledge or contractors, including: general maintenance/remedial work required; ensuring that heating/boilers are fully operational and that the building is at the required temperature by the designated time and that adequate hot water is available; ensuring that all lighting (internal and external) is fully operational; inspect and clear drains and/or gutters when required; check and maintain school grounds as required; undertake relevant duties in respect of inclement weather, e.g., gritting and snow clearance; ensure appropriate pest control is in place, where required.
- Identify and report any maintenance or remedial work which requires specialist knowledge.
- Assist with the maintenance of the hydro pool and water sampling (training will be given).
- Comply with risk management systems which are in operation.

**Security**:

- Be a Key Holder and to take overall responsibility for all keyholder duties including the routine and non-routine opening of the premises and grounds, in accordance with agreed shift patterns and working requirements.
- Ensure the security of premises and its contents, either when in use or closed by carrying out security checks, including setting intruder and fire alarms, operating shutters, and ensuring boundaries are secure and that all gates and doors are locked when required.
- Respond to emergencies on site as required.
- Support with emergency callouts.
- To attend the building outside of normal working hours in the event of an emergency break in or intruder situation and to take appropriate action including, where possible, making premises secure.
- Support lettings outside of normal business hours.
- To be familiar with procedures as laid down by the SFM as they relate to fire, flood, breaking and entering, major damage or incident and to react accordingly by providing safe access and exit to the premises.
- To assist with the security and the cleanliness of the boiler houses and storerooms.
- To be vigilant and report any unusual occurrence to the appropriate emergency or other services and inform the Site Manager or other Managers, as appropriate.

**Cleaning and Waste**:

- Supervise cleaning staff in the absence of the Site Manager.
- Carry out reactive cleaning duties when required (e.g., cleaning up spillages or cleaning graffiti).
- Undertake general cleaning duties in the absence of cleaning staff and at times of high need.
- Ensure consumables are replenished as required (e.g., toilet roll, soap, hand sanitisers, hand towels).
- Report low stocks of consumables and general site materials in a timely manner to ensure stocks are not depleted.
- Ensure that the site is clear of litter.
- Empty bins as required and ensure that waster is disposed of appropriately in accordance with legislation.

**Health and Safety**:

- Comply with Trust and School Health and Safety processes and procedures at all times.
- Be proactive and deal with any health and safety concerns, including the removal of hazards and escalating concerns as required.
