Our Client is a modern-day estate agent based in Cardiff with family values and an impressive knowledge of the local sales and lettings property market.

**About the Role**

As a Property Inspector & Administrator you will be responsible for conducting routine property visits and end of contract check out inspections. You will produce full reports to submit to the Landlord and Contract-Holders identifying maintenance issuesand areas to be addressed due to Contract Holder’s damage/misuse. You will need to coordinate any required maintenance work and negotiate deposit deductions where applicable.

In addition to liaising with Landlords and Contract-Holders, you will also be required to work alongside and support their lettings property management team, communicating with contractors to ensure agreed/required work is completed and compliance documentsare in place.

**Duties of the Role**
- Provide an efficient and responsive telephone service to customers.
- Compile inspection reports following property visits and identify areas of concern and the responsible party.
- Obtain quotes for works identified during inspections and instruct contractors accordingly
- Negotiate any proposed deposit deductions with the relevant parties and process the deposit release via the Deposit Protection Service.
- Deal with any deposit dispute using the DPS adjudication process, submitting relevant evidence within the required timescale.
- Complete the end of tenancy administration, including notifying utility suppliers of the closing meter readings.
- Responding to and resolving problems that arise during the tenancy.
- Liaising with clients, applicants and contractors, monitoring scheduled works in order to meet occupation deadlines.
- Processing documents to ensure compliance and ensure properties meet FFHH standards
- Experience in residential lettings
- Experience in administration
