We seek a Concierge for one of our managed apartment buildings.

Valley Mill is a Victorian mill converted into an apartment block with 138 residences. It comprises the main mill (Block A) and the Weaver’s Building (Block B). There is a car park with five levels with a mix of allocated and unallocated spaces. The grounds are mainly paved with well-maintained lawns, flower beds and shrubbery

The development is managed by a management company of residents/owners; ongoing management is delegated to a managing agent, William Property Management Ltd

The building and grounds are maintained to a high standard for the benefit of residents and owners. It is a safe and aspirational place to live, with the **Concierge** role being key to maintaining the high quality of living and pleasant surroundings enjoyed by residents.

**Working Hours - 9-5 Mon-Fri**

Holidays - 20 Days plus UK bank holidays

**Expected commencement date of 01.08.23**

**The main role of the Concierge**
- To keep the building running smoothly so it operates at its peak.
- To act as on-site delivery of services provided by the managing agent on behalf of the owners.
- To be the main point of contact for residents, contractors, visitors, and the managing agent
- Security - keeper of keys, CCTV access, alarm codes, door codes, access fobs

**Key Tasks**
- Cleaning of the public areas, gym and bin store (vacuuming, polishing, removal of stains, oiling stainless steel lift surfaces)
- Ensuring the parcel room remains organised and tidy.
- Weekly fire alarm test and complete health and safety checks.
- Monthly: electric meter reads, emergency lighting and door release checks, dusting of smoke riser vents and skirting.
- Quarterly: Liaise with the adjacent building owner to advise when the window cleaning contractor is due.

**Key results/ objectives**
- Public areas of the development are consistently clean and tidy.
- Fire alarm tests are kept up to date, evidenced by relevant paperwork.
- Residents receive meter readings in a timely fashion at month end. Emergency lighting and door release checks, and smoke risers are in good working order.
- No issues with local access for window cleaning.

**Skills/ Experience required**
- Good verbal and written communication skills
- Experience dealing with customers and handling complaints.
- Attention to detail and conscientiousness.
- Ability to complete tasks to a high standard with mínimal supervision
