**Commercial Surveyor - London Based**
- Location - Mayfair, London
- Salary: Dependent on experience

MCR Property Group are looking for a Commercial Surveyor to join the company’s successful commercial asset management arm.

**Main Purpose**:

- Contribute to establishing strategy and wider policy initiatives that support the effective management of the estate and related assets
- To Manage Landlord and Tenant property transactions, rent reviews tenancy, lease renewals, and tenancy agreements licenses
- To work within property management - inspecting properties, attending tenant meetings, advising on property portfolios, and identifying opportunities for maximising investment performance
- Undertaking property inspections, obtaining quotes and instructing contractors to undertake the necessary work
- Advising and liaising with clients and solicitors regarding forthcoming rent reviews and lease expirations
- Undertaking inspections and measurement of property in accordance with the RICS Code of Measuring Practice/IPMS
- Proactively managing properties to ensure both Landlord and Tenant satisfaction and retention.
- Work on service charge budgets, expenditures, and reconciliations
- To assist in bringing sites forward for disposal, de risking sites through planning. Advising on different methods of sale and demonstrating adding value. To work with senior managers to provide advice around site acquisitions.
- Manage a range of legal agreements including sale contracts, leases, TR1, and agreements for lease.
- Deal with transfers, split sites, overage recovery, deeds of covenant, S106, viability, affordable housing, release of restrictions, and letters of consent

**MCR Property Group Overview**

We currently have a plan to grow in the next few years and seek motivated people with construction experience to grow with us.

**Skills, Knowledge and Experience**

Person Specification: In order to succeed in the role, the individual should be able to meet the majority of the following criteria in terms of skills and experience:

- Must be able to demonstrate a high level of written and verbal fluency, and be highly numerate;
- Proficient at MS Word, MS Excel, MS PowerPoint
- RICS (not essential)
- Experience of providing Development advice, particularly undertaking market research, valuations / development appraisals, and design consultancy;
- A thorough understanding of the real estate development process and a basic understanding of the project development (RIBA) work stages;
- Basic understanding of construction methodologies and procurement strategies
