Responsible for overseeing M&E maintenance contractors in the operation, performance and maintenance of building services plant and equipment to ensure it meets or exceeds the reasonable requirements of the managing agent and/or building tenants. Primary contact for the managing agent/property management team for matters relating to M&E third party suppliers and on-site staff involved in the evaluation, operation, maintenance, repair and overall performance of the building services.
• Ensure proper procedures are established, documented and followed in connection with the evaluation, operation, maintenance, repair and performance of the building services.
• Measure and monitor the performance of the M&E contractor including contractual compliance, quality and cost.
• Ensure compliance with all technical health & safety matters, emergency procedures and safe working practices, statutory, regulatory & insurers requirements including but not limited to Health & Safety Act, COSHH, IEE Regulations & Electrical Safety at Work Act, Environmental Policies, City Corporation District Surveyor and London Fire Brigade. Detailed Engineering Management & Supervision
• Prepare service specifications, tenders, contracts and associated documentation in connection with the operation, maintenance and repair of building services.
• Take the lead in the pre-qualification, tendering, selection and contract negotiation for M&E maintenance contracts.
• Ensure M&E contractors properly establish and maintain asset registers and computerized planned preventative maintenance and asset management systems.
• Provide technical and operational support to the managing agent/property management teams in connection with the operation and performance of the building services.
• Undertake periodic inspections and audits of the M&E contractor across the portfolio of buildings under management.
• Provide input to managing agents regarding the engineering elements of their service charge budgets.
• Undertake M&E life cycle surveys and prepare reports as instructed
Strong technical background in installation, operation, maintenance and repair of plant and equipment in mixed use commercial office buildings.
• Successful experience working in a complex organisation with a high standard of service orientation.
• Computer Skills: proficient in Excel, Word and Outlook.
• Continuous Improvement - Drive to improve skills and work quality in order to meet and exceed goals.
• Strong technical background including selection, supervision and management of technical third party supplier relationships.
• At least five years’ experience of supervision and direct management of multi tenanted office properties.
