Our client, a leading National Housebuilder, is looking for a Quantity Surveyor on a Permanent basis for their Manchester Regional office. The regional commercial teams play a crucial role in the successful completion of each project.
This position offers the chance to join a vibrant team that supports the procurement, commercial, and contractual elements of the Business Unit. The role involves collaboration with all personnel engaged in the project, encompassing the Business Unit Management Team, site teams, subcontractors, external suppliers, and JV/Development partners.
The central Commercial function provides guidance and support to the broader business, ensuring that commercial teams can identify and cultivate business opportunities, and manage projects and contracts profitably from start to finish. Managing both internal and external relationships is crucial, with the subcontractor database being essential for the successful delivery of our sites and products. The Commercial team's early involvement in land acquisition involves assessing all risks, opportunities, costs, and revenues, and producing LPEs, PLAs, and SITs. The consistency and transparency of reporting that underpins the deliverability and success of the sites are demonstrated through the CVR process, which the Commercial teams oversee bi-monthly.
Ensure that commercial procedures comply with both the Commercial Manual and the Operating Framework.
Work alongside other departments to ensure project viability and improve cost effectiveness.
Ensure all specifications and programmes are complied with and that quality is not compromised.
Commercial Management
Assist in the preparation of Project Budgets for authorisation by the Business Unit Management Team at the appropriate time.
Monitor and explain all cost movements within the project valuation.
Responsibility for processing Contractor, subcontractor and consultant orders and payments, variation orders and day works.
Review any variations on 3rd Party projects and liaise with Technical Project Manager for approvals.
Forecast final accounts and prepare and present cost to complete reports.
Building Regulations, NHBC requirements, HSE etc.
Input and maintain any computer-based databases or systems including Coins and Excel.
Attend site on a regular basis to complete Commercial functions.
Any other duties as required by the Senior Commercial Manager.
Good knowledge of Building Regulations, NHBC and Health and Safety requirements.
