With a turnover of more than a £100 million a leading Fit-Out Contractor is looking for a Pre-Construcion Manager to join their team on a full time basis.

The Precon Manager is responsible for all technical and commercial aspects. The Precon Manager’s responsibilities include working closely with the Senior Designer to ensure alignment between the Design and the Cost on multiple high-value CAT A & B office fit out projects, during the bidding and pre-construction periods.

Duties include

* Check that designers have engaged with Building Control and statutory requirements are met

* Deal with all aspects of tender submissions

* To produce Precon Programme

* To develop specification

* Be able to precon/cost multiple projects at any given time

* Control design to meet budget restraints

* Attend initial sales kick off meeting and subsequent internal strategy meetings

* Arrange collateral material for pitch

* Attend commercial meeting after appointment to agree strategy to maximise margin

* Attend client meetings as necessary

* Develop budget to detailed costings

* Produce 80/20 cost (min 80% quoted back to back, 20% estimated)

* Ability to be able to value engineer

* Ensure quotes are uploaded to Cindy and issued in Oktra standard format

* Meet minimum margin and profit requirements at time of adjudication

* Raise pre-contract orders

* Have a clear understanding of trade rates

* Cash flow out project over build programme in line with agreed payment terms

* Obtain multiple quotes for each package Admin

* Organise, chair and minute weekly subcontractor/ client meetings

* Organise, chair and minute weekly client meetings

* Be able to communicate with construction teams/ client teams/ landlord teams

* High standards of verbal and written communication

* O&M documentation/ completion i.e. review, sign off and certification of works completed

* Maintain a clear audit trail on all aspects of the build - To manage client expectations throughout

The ideal candidate must have a degree and must be able to

* Build good relations with client and project team & manage all resources well,Work to deadlines and under pressure in a highly organised fashion.

* Must be able to confidently pitch

* Strong negotiating skills
