Property Cost Manager

Role Overview:
As a Housing Surveyor, you will collaborate with our client’s Property Manager and the Property Officer to manage housing stock of approximately 160 houses across Coventry and Warwickshire. Your primary responsibilities will include inspecting properties, specifying maintenance and refurbishment work, managing contractors, and ensuring projects are completed on time and within budget.
Key Responsibilities:
Inspection and Maintenance: Inspect clergy houses and assess necessary repairs and improvements to meet Housing Standards.
Project Management: Coordinate and manage repairs and refurbishment projects ranging from £1,000 to £50,000 in value.
Compliance: Ensure compliance with health and safety regulations and industry best practices.
Net Zero Initiatives: Implement recommendations from Quinquennial Inspections, including net zero improvement works.
Database Management: Maintain the approved contractors’ database and support the Property Team as needed.
Tree Management: Work with contractors to manage and monitor trees within property grounds, arranging surveys and necessary work.
Reactive Repairs: Oversee reactive repairs and ensure Planned Preventative Maintenance (PPM) works are completed according to standards.
Budgeting: Prepare schedules of work and cost budgets, and manage tender processes with approved contractors.
Insurance Claims: Handle repairs related to insurance claims with in-house or external consultants.
Stakeholder Relations: Forge strong working relationships with clergy, DBF staff, and contractors, ensuring prompt responses to queries and updates on works.
Qualifications and Skills:
Experience: Proven experience in property management, especially in maintenance, repair, and refurbishment.
Technical Skills: Proficiency in managing property management systems and maintaining databases and manual records.
Communication: Excellent communication skills with the ability to manage multiple stakeholders effectively.
Project Management: Strong organizational skills to manage projects within budget and time constraints.
Compliance: Knowledge of legal requirements and industry best practices in property management.

Location:
Coventry with travel across Coventry and Warwickshire, and occasional national travel as required.
Salary:
£24,439.80 per annum for 21 hours per week, equivalent to £40,733.00 pro rata, plus 8.5% Employer Pension Contributions, Life Assurance, Rewards & Recognition Package, pro rata entitlement of 25 days annual leave and 8 days bank holiday.
Hours:
Part-Time - 21 hours per week (3 days). Working hours and days to be agreed. Some evening and weekend work may be required
