Are you a dynamic and motivated professional with a passion for property management and student accommodation? We're seeking a Lettings and Property Manager to join our team and play a pivotal role in ensuring optimal occupancy and customer satisfaction across our portfolio of HMO properties.
As the Lettings and Property Manager, you will be at the forefront of our operations, driving sales efforts, and leading a dedicated team. Sales and Marketing: Collaborate with the lettings team to develop and implement effective marketing strategies to attract prospective tenants. Actively promote available properties to ensure high occupancy rates.
Property Viewings: Conduct property viewings to showcase the features and benefits of our accommodations to potential tenants.
Budget Management: Oversee expenditure related to property maintenance, marketing, tenant retention initiatives, and debt management. Ensure adherence to HFS ways of working, including Budget Management and Finance Regulatory Compliance.
Maintain accurate records of tenancy agreements and lease documentation, ensuring compliance with legal requirements.
Financial Management: Manage tenant accounts receivable and payable, including monitoring rental payments, invoicing, and handling debt collection procedures.
Maintain strong tenant relationships through regular communication and promptly address any concerns, including Complaint Management and Resolution.
Team Leadership: Manage a small team responsible for property management and lettings across a designated geographical area.
Property Maintenance: Liaise with Myshon (contracted external maintenance team) and contractors to ensure properties are well-maintained and adhere to safety standards.
Refurbishment Projects: Collaborate with external providers to support refurbishment projects, from planning and procurement to execution and quality assurance.
Market Awareness: Keep abreast of market trends and competitor offerings to remain competitive in the student accommodation sector.
Process Improvement: Collaborate with relevant stakeholders to continuously improve processes and procedures related to property management and lettings operations.
Coordinate check-in, check-out, termly room inspections, and summer turnaround activities, including end-of-tenancy cleaning for your aligned properties.
Experience: Proven experience in property management, ideally within the student accommodation sector.
Organisational Skills: Highly organised with the ability to manage multiple properties and tasks efficiently.
Flexibility: Willingness to travel to various sites within Liverpool, Salford, Manchester, Preston, and Lancaster.
