Job Description: We are seeking an experienced and hands-on Commercial Director to oversee the commercial operations of the business, ensuring that the maximum possible value is obtained from all aspects of our projects. The Commercial Director will be responsible for managing pricing, estimating, valuing, contract management, and cash flow forecasts to ensure the financial success and sustainability of our business. Close alignment with the rest of the leadership team to help shape and set strategy for the future is vital.
The ideal candidate will have a background in quantity surveying, estimating or procurement and will possess a strong understanding of commercial processes within the construction, joinery or bespoke manufacturing industry. Excellent negotiation skills, commercial acumen and a strategic mindset are prerequisites for this position.
Key Responsibilities:
- Develop pricing strategies for projects, considering materials, labour, overheads, and desired profit margins.
- Prepare accurate cost estimates for projects based on a thorough analysis of project requirements and specifications.
- Evaluate the value of completed work and manage the process of valuations in accordance with contractual agreements.
- Review and negotiate contracts with clients, suppliers, and subcontractors, ensuring favourable terms and conditions for the company.
- Develop and maintain cash flow forecasts to monitor and manage the financial health of projects and the business overall.
- Identify and mitigate commercial risks associated with projects, ensuring compliance with regulatory requirements and industry standards.
- Collaborate with internal teams, clients, and external partners to effectively communicate commercial objectives and requirements.
- Holding responsibility for the joinery workshop’s financial performance and profitability.
- Providing crucial commercial data on output to actively monitor and enhance the manufacturing process.
- Commercially manage and control subcontractor packages on projects, ensuring subcontractor orders are placed on time and in a way that protects the Company’s contractual position.
- Ensuring effective internal financial controls and insurances are in place.
- Analysing current methods and procedures to develop improved working methods.
- Reporting promptly to the Directors if any individual budget is exceeded or likely to be exceeded.
- Communicating on all matters affecting process, projects, employees, and the commercial interests of the company.
Requirements:
- Proven experience as a Commercial Manager, Quantity Surveyor or similar role within the construction, bespoke manufacturing or joinery industry.
- Strong understanding of commercial processes, including pricing, estimating, contract management, and cashflow forecasting.
- Excellent analytical and negotiation skills.
- Proficiency in financial software and Microsoft Office suite.
- Ability to work collaboratively in a fast-paced environment and effectively manage multiple priorities.
