Experienced Quantity Surveyor: Volume Residential House Building Specialist Are you a talented Quantity Surveyor with proven experience in the fast-paced world of volume residential house building? We're seeking a skilled, commercially astute professional to manage the financial performance of our high-volume housing developments in the South east. If you thrive on managing costs, procurement, and contracts across multiple sites, we want to hear from you. The Role As a Quantity Surveyor specialising in Volume Residential, you'll be responsible for all commercial aspects of multiple house building projects, ensuring maximum profitability and successful delivery of homes. Key Responsibilities Cost Control & Reporting: Prepare and manage accurate site budgets, cost plans, and forecasts from project inception to completion. Produce detailed monthly CVRs (Cost Value Reconciliations) and financial reports, highlighting risks and opportunities. Monitor and control site expenditure, ensuring costs remain within budget. Procurement & Subcontract Management: Prepare and issue comprehensive tender packages for various trade packages specific to residential construction (e.g., groundworks, brickwork, roofing, M&E). Undertake detailed tender analysis and negotiation to secure the most competitive and commercially advantageous outcomes. Draft, issue, and manage subcontract orders and warranties. Manage and issue payments, valuations, and site instructions for subcontractors. Contract Administration: Administer contracts (likely JCT/ bespoke house building contracts), managing all contractual correspondence. Manage and assess variations and site instructions swiftly and accurately. Negotiate and agree on final accounts with subcontractors in a timely manner. Risk Management: Identify, assess, and mitigate commercial risks and opportunities throughout the development lifecycle. Work closely with Site Managers, Technical Teams, and Sales to ensure smooth project flow and commercial awareness across the team. Essential Requirements Proven experience as a Quantity Surveyor with a significant focus on volume residential house building (e.g., major national or regional developers). Degree or HND/HNC qualification in Quantity Surveying or a related construction discipline. Exceptional understanding of residential build processes, construction technology, and trade packages. Strong commercial acumen and negotiation skills. Proficiency in financial software and Microsoft Excel for reporting and analysis. Excellent communication, interpersonal, and organisational skills, with the ability to manage multiple projects concurrently. Full UK Driving Licence (essential for site travel). Desirable Attributes Chartered status (MRICS) or working towards professional qualification. Experience with specific house-building costing software (e.g., COINS).
