Nelson Permanent Placements are proud to be working with a growing housing association who provide support for vulnerable people within the West Midlands. Due to growth within the business our client is looking for 2X Quantity Surveyors to join their team on a permanent basis in Birmingham City Centre.

You will be an experienced and detail-oriented Quantity Surveyor working on projects involving home adaptations funded through the Disability Facilities Grant (DFG). The role focuses on assessing, costing, and managing adaptation projects that improve accessibility and living conditions for people with disabilities, ensuring compliance with grant regulations and delivering value for money.

Prepare and manage detailed cost estimates for adaptation projects, ensuring alignment with the allocated Disability Facilities Grant.

* Provide financial oversight and control throughout the lifecycle of the project, including initial budgeting, cost planning, and cost monitoring.

* Ensure projects remain within budget, while delivering quality work that meets both client expectations and regulatory standards.

Collaborate with Occupational Therapists, Architects, and Contractors to ensure proposed adaptations meet the individual’s needs and are practical for the space available.

Prepare tender documents and specifications for contractors, ensuring that the required works are clearly defined.

* Evaluate tenders and negotiate with suppliers/contractors to achieve best value for money.

* Assist with contractor selection and procurement to ensure adherence to the DFG guidelines and quality standards.

Contract Administration:

* Monitor progress and variations, resolving any contractual or financial disputes in a timely manner.

* Ensure proper documentation is maintained for DFG claims and auditing purposes.

Project Monitoring & Reporting:

* Track project performance, including timelines, cost projections, and variations.

* Provide regular financial and project updates to the client, project manager, and relevant stakeholders.

* Prepare final accounts and settlement of the project, ensuring accurate financial closeout.

Regulatory Compliance & Standards:

* Ensure all projects adhere to building regulations, health and safety standards, and DFG requirements.

* Liaise with local authorities, Occupational Therapists, and other regulatory bodies to ensure that the adaptations meet all statutory requirements.

Act as the main point of contact for all financial aspects of the project, fostering positive relationships with clients, contractors, and local authorities.

Degree in Quantity Surveying, Construction Management, or a related field.

Professional Accreditation: RICS (Royal Institution of Chartered Surveyors) or CIOB (Chartered Institute of Building) membership preferred.

Experience: Proven experience working in quantity surveying roles, preferably in residential adaptations, housing projects, or DFG-funded schemes.

Strong understanding of the DFG framework, building regulations, and health & safety standards for disabled adaptations.

Proficient in MS Office, project management software, and cost-estimating tools such as CostX or similar.

Knowledge of JCT, NEC, or other standard forms of construction contracts.

Disability Facilities Grant (DFG)

Attention to Detail: Highly meticulous, ensuring no aspect of the cost or project plan is overlooked.

Ability to address and solve project-related issues quickly and efficiently.

Sensitive to the needs of disabled clients, ensuring their concerns are considered at every stage of the project.

Time Management: Ability to manage multiple projects at different stages and ensure timely delivery of services.
