About the role

Reporting to the Executive Director of Property Services, the Property Investment Director has overall responsibility for the delivery of the asset investment strategy and plans. Including the strategic portfolio management and disposals programme.

This Individual will do this as part of a high performing leadership team, including the Director of Repairs & Maintenance and Director of Building Safety. The team you will inherit is passionate about the work they do and their engagement scores have increased year on year for the last four years. They, like everyone at Midland Heart, know that this work is central to their future success and want to see it done to the highest standards.

This is role is predominantly office based with the expectation to be located within a commutable distance from one of their office locations based in the Midlands. It is important for candidates to be know that Midland Heart are ambitious and this translates into working at pace to deliver the best outcomes for tenants.

Key responsibilities:

  • Midland Heart’s pilot of a sector-leading modernisation programme that will see them take a whole house, fabric first and tenant-centred approach to improving the comfort and energy efficiency of some of their oldest homes.
  • the program of investment into the energy efficiency of their homes, supporting their carbon reduction targets.
  • and manage teams to develop their performance potential, ensuring colleagues are engaged and everyone has a clear sense of purpose.
  • relationships with priority contractors to ensure Midland Heart have a reliable and robust supply chain of materials and suppliers to deliver the property investment plans in full.
  • the work undertaken in their homes is done safely and complies with all legal and regulatory requirements. Ensure you remain aware of best practice in this area and have appropriate audit and assurance frameworks in place.
  • you are aware of tenant feedback about the quality of their homes and are leading the service to continually improve to meet tenant expectations
  • reports include: Head of External Maintenance, Commercial Manager, Operations Support Manager
  • to Board/Executive on investment plan delivery and legal compliance

Who we are looking for

We are interested in hearing from candidates with extensive experience in strategic asset management within residential property.

You will have the energy, drive and enthusiasm to lead Midland Heart’s modernization program; potentially creating a blueprint for the sector in improving the quality and energy efficiency of some of the oldest social homes in the sector. You will have experience of leading substantial investment programme to improve energy efficiency of homes and reduce carbon emissions. Overseeing substantial budgets and contractor relationships, this individual will ensure homes meet legal standards for building/fire safety while maintaining accurate property data to guide investments.

You will provide strategic leadership by interpreting data, implementing best practices, leading teams, collaborating across departments, and reporting progress to governance boards. With robust stakeholder management, problem-solving, and communication skills, you will have proven ability to deliver at pace; ensuring tangible objectives are articulated and delivered on time and within budget. Able to inspire, lead and motivate teams, your leadership skills in managing people and performance will be demonstrable.

As part of the Director Group, this role shares responsibility for overall business performance while cultivating an engaged, high-performing workforce focused on delivering an exceptional tenant experience.
