Position: Due Diligence Coordinator

JOB SUMMARY:
Real Estate private equity firm with extensive holdings throughout the U.S. is seeking a highly motivated and talented Due Diligence Coordinator to join its Philadelphia based team. The Due Diligence Coordinator will assist and support the Director of Due Diligence with a variety of transactional functions including, loan management, financial reporting and analysis, as well as commercial property acquisitions, dispositions and financings.
Essential Functions:
- understanding of commercial real estate investments, acquisitions, dispositions, financial analysis, commercial property sectors (office, retail, industrial, multifamily & development)
- understanding of legal documents including, leases, loan documents, license agreements, service contracts, warranties, and other contracts relating to commercial real estate.
- ability to abstract and/or summarize above referenced documents
- Responsible for coordination, ordering and receipt of final third-party inspections and reports including, ALTA Surveys, Property Condition Reports, Phase I Environmental Site Assessments and Zoning Reports, etc.)
- Experience reviewing, reading, and summarizing of Title Commitments, ALTA Surveys, Property Condition Reports, Phase I Environmental Site Assessments, Zoning Reports, and other related commercial real estate documents
- Coordinate asset/property management transition for acquisitions & dispositions, e.g.) arranging utility transfers, utility deposits, tenant notices, rent payment direction letters, etc.
- with understanding and tracking of loan covenants and compliance, e.g.) Calculation of Debt Yield, Debt Service Coverage Ratios and Yield Maintenance on a monthly, quarterly, and annual basis; insurance requirements, tenant insurance requirements, lender financial reporting, lender lease approvals, other lender required approvals, tracking progress and completion of required immediate repairs and maintenance
- tracking of loans and loan balances including preparation and updating of monthly schedules and distribution of reports to both internal and external parties
- of leasing commission packages and Tenant Allowance packages for processing and payment through Accounting Department
- and distribution of monthly leasing commission summary and tenant allowance payments summary
- and distribution of monthly property cash forecasting to Accounting Department
- distribution, tracking and receipt of Tenant Estoppels, SNDA’s & CC&R Estoppels
- of commercial property sectors (office, retail, industrial, multifamily & development) and the different investment characteristics
- to work well and coordinate with internal departments as well as outside parties including legal counsel, lenders, Sellers & Buyers
- to review and solve billing issues with Accounting Department, Tenants, Sellers, Buyers or other third parties.
- of property financial reports including, Income Statements, Balance Sheets, Trial Balances, General Ledgers, Tenant Ledgers, Budgets, etc.
- other duties as assigned
Technical Qualifications/Requirement:
- degree or comparable work experience/background in commercial real estate
- in Yardi & MS Office Suite (Excel, Word, and PowerPoint)
- to comprehend and follow instructions and complete projects with minimal oversight
- to ask clarifying questions to ensure understanding and comprehension.
- to work independently, be proactive, and resourceful
- to multi-task, work effectively with cross-functional teams, perform under tight deadlines, and prioritize work functions
- and effective decision-making and problem-solving skills to achieve set results and meet deadlines.
