The New Parkgate Hotel is situated in a prominent position on the edge of a densely populated residential. The pub is significantly close to the Ricoh arena. Current Trade is attracted from the local community with an enclosed garden it has become popular with families. An experienced retailer is required to run this house as firm control is required. Key business drivers would be build on sports, in-house activities, games teams and local charity events whilst capitalising where possible on events at the Ricoh
There is a spacious open plan area with one central bar servery. The décor is traditional, with a mixture of fixed and lose seating for approximately 60 covers; the large space is ideal for hosting events and entertainment. The bar has plenty of space for merchandising and marketing. The commercial kitchen is a medium size and would benefit from re-fitting and upgrading. The property has four double letting rooms of varying size which are not currently being utilised to their full potential, these would also benefit from some redecoration.
There is a well maintained beer garden with a patio, decking and grassed areas that are self-contained. The covered decking area is wired up to use speakers and a TV. To the rear is a purpose built hexagon shaped wooden smoking hut with heater and can be accessed via the back door. The car park is located to the side of the pub with space for 20 vehicles split over two levels.
Regional Manager's Thoughts
The customer base would be drawn primarily from the local community, although with investment in the trade kitchen and letting accommodation there is potential to attract people attending events at the Ricoh arena. Enterprise is seeking an experienced Publican who can maintain a firm control.
Surrounding Area
The immediate surrounding area is predominantly residential, consisting of social and private dwellings. However, the pub is located within close proximity to all major roads leading into Coventry city centre which has a multitude of retail shops, restaurants and the SkyDome Arena which is home to Coventry Blaze Ice Hockey Team and Odeon cinema.
