About the Pub

This outstanding public house is situated in Crouch End, a popular suburb located approximately halfway between Muswell Hill and Hornsey. The pub is situated at the centre of this bustling area with high street banks, retail outlets and eateries being right on the doorstep.
The pub itself sets an equally impressive tone and has the opportunuty to be best and most comftable pub in the area as the walls are adorned with wood panelling where the history of the pub is highlighted, this is a great opportunity in a truly sought after location.

The pub doesnt have a full trade kitchen - there is a small prep room upstairs and a small space in the side bar which currently has a pizza oven set up.

There is a lovely courtyard garden to the rear which can host approx 15 people.

Regional Manager's Thoughts

This is a terrific opportunity that has the scope to lend itself to various offers and with imagination and vision it could easily become one of the key destination venues in the Crouch End area pulling customer from the surrounding areas.

Whilst small (approx 80 covers in both sides) and with limitations on the food offering due to space this is a lovely business.

Surrounding Area

The surrounding area comprises of a broad spectrum of consumer profiles with a high percentage of affluent socialisers with disposable income. The surrounding area is primarily residential suburban mix with high value property and a high proportion of commuter housing for city executives. There is a large art community in the surrounding area of Crouch End and a strong link to the comedic community with well known comedians playing locally.
